About The Barn at Tiphayes

The Barn at Tiphayes is a beautifully converted barn in a spectacular rural location. It's an idyllic retreat for couples or individuals featuring panoramic views across the Blackdown Hills, birdwatching in the garden, and breathtaking walks from the door. Anyone seeking rest and respite will find it here, in this peaceful self-catering holiday cottage in the heart of an Area of Outstanding Natural Beauty. There's the friendly Sidmouth Arms a mile away in Upottery if you want a pie and a pint. The York is two miles away in Churchinford, near a well-stocked village shop.

Tiphayes Farm is in a popular area for walking, cycling (including mountain biking), and horse riding. Regardless of the season, there's a route to match every ability and a view to suit all tastes in the Blackdown Hills. If you love to ramble, you'll appreciate the footpaths around Upottery, Stockland, Chard and Hemyock, with favourite beauty spots including Culmstock Beacon and the Wellington Monument. Cyclists can challenge themselves on a 17.5-mile cross-country route in Churchinford and the Culm Valley or the 20-mile path to Honiton and Stockland. Both trails are accessible directly from The Barn. Book a guided trek through the Blackdown Hills, Hartridge Common, Luppitt Common, or beside some of the tributaries of the River Otter. Staying a mere 25-minute drive from the Jurassic Coast gives good access to the South West Coast Path for more breathtaking sights.

Day-trips can include exploring historic Honiton with its rich lace-making and pottery traditions. It's also lovely for browsing antique shops and enjoying a proper Devonshire cream tea. Axminster is famous for the quality of its carpets, about which you can learn more in the free local museum. Dartmoor and Exmoor are within easy reach for hiking, climbing, mountain biking and other outdoor sports. Alternatively, throw your beach towel in the car and spend a relaxing day at the seaside sunbathing at Beer and Branscombe.

The Barn at Tiphayes is completely self-contained with a private garden and access to 12-acres of farmland. Depending on availability, it can be booked with the owner's Shepherd's Hut to accommodate two couples.

The Barn at Tiphayes Farm is thought to pre-date the 15th Century longhouse to which it is attached. The owners are justifiably proud of their careful conversion, retaining original oak beams and stone walls while updating the dwelling with central heating and comfortable furnishings.

Downstairs:

  • An open-plan layout makes excellent use of the space and creates a stylish feature of the stone walls. The seating area has a sofa and a log burning fire where you can unwind with a good book and your favourite drink. There is also a TV, and the cottage has WiFi throughout.
  • Enjoy countryside views from the solid wood dining table placed near the window. It seats four people so you can have friends over for meals.
  • A fitted kitchen is well-equipped for simple or complex cooking. There is a microwave and dishwasher together with the usual appliances, crockery, cutlery, and glasses.
  • The bathroom has a shower over the bath, handbasin and WC.

Upstairs:

  • Sleep under the hand-made oak cruck frame ceiling in the mezzanine bedroom furnished with a double bed, bedside tables, and a chest of drawers. Bed linen and bath towels are included.

Outside: The cottage is accessed through a cobbled yard with a private garden that drops away to spectacular views at the rear. Though the former dairy farm is no longer working, there are sometimes animals in its fields that retain their traditional hedgerows. Guests are welcome to walk around the 12-acre grounds if there is no livestock there at the time. There is off-street parking next to the cottage in a covered car port and a separate dog kennel in the lean-to on the front of the Barn if required.

Additional Information: Utilities, WiFi, bed linen, bath towels, and a basket of logs are included. Well-behaved dogs are welcome for a nightly surcharge, receiving a thoughtful "Pooch Pack" on arrival. Smoking is not permitted. Friday or Saturday changeover preferred.
