Clearwater 86, Clouds Keep is a beautiful property on the Lower Mill Estate development, set within the Cotswold Water Park. It can accommodate up to six people in three bedrooms and has a layout that is ideal for families or friends. Everything about the property has relaxation and comfort in mind, from the enormous glazed windows and the waterfront location to the high-quality fixtures and furnishings throughout.

Clearwater is no ordinary place. As part of the Lower Mill Estate development, it sits within 550 acres of a wetland nature reserve and is home to a wide variety of birds and plants. The setting could not be more idyllic, and it is difficult to believe that this stunning escape is only 1.5 hours from West London and just a few miles from the vibrant Cotswolds town of Cirencester.

By staying at The Lower Mill Estate, guests at Clearwater 86, Clouds Keep, have free access to the award-winning ArtSpa and are within walking distance of both spa facilities and a brasserie. Close by are facilities such as seasonal fishing, a children's play area and a tennis court. Other free and affordable activities elsewhere on the estate include sailing, wakeboarding, waterskiing, paddleboarding and bicycle hire. The Cotswold Country Park & Beach is only a few minutes drive from the house and is a fantastic place for a hot summer's day as it has a beach, children's’ playground, pedalos and a fun inflatable obstacle course floating on the water. To help protect the habitat and keep migrating birds safe over winter, the watersports season runs from March to October, although Spinney Lake is available year-round for non-motorised watersports.

The mighty river Thames starts as an infant within the Cotswold Water Park, and the Thames Path National Trail passes through the estate. The cottage's location is ideal for exploring the adjacent Cotswolds Area of Outstanding Natural Beauty (AONB) and its miles of countryside walks and national cycling routes. This quiet corner of England is beautiful in any season, which is another reason why Lower Mill is a perfect choice of holiday destination.

In addition to Cirencester, which is a lively hub of places to shop, eat and drink, Lower Mill is within easy reach of Cheltenham, Gloucester and Cotswolds towns and villages such as the Upper and Lower Slaughter and Bourton-on-the-Water. Also within reach for a day's sightseeing and entertainment are Bath, Oxford and Stratford-Upon-Avon.

Cotswold Attractions include Westonbirt Arboretum, the Cotswold Wildlife Park, Cotswold Farm Park, Sudeley Castle, Highgrove Gardens, and the Roman ruins at Chedworth villa. Blenheim Palace, Bicester Village Designer Outlet and the STEAM Museum of the Great Western Railway are excellent alternatives. With such a varied choice of things to do and places to see, it is possible to plan the perfect holiday that everyone will love.

The house is built to a very high standard and uses a mix of natural materials and textures to help it sit easily within the beautiful surroundings. Accommodation is over two levels. A standout feature of houses in Lower Mill is the full-height glass frontage on both levels to let in plenty of natural light and amplify the views of the lake.

Ground Floor

  • An upside-down layout with the bedrooms downstairs makes the most of the waterfront location.
  • Master bedroom with a kingsized (5ft-wide) bed and glass sliding doors that open onto the double-width wooden lakeside deck. Go to sleep to the soothing sounds of the water lapping the reeds, and awake to the prospect of enjoying a cup of coffee in the sunshine while watching the waterfowl go about their day.
  • Ensuite to the master bedroom has a shower, WC and basin.
  • Second bedroom with a double (4.6ft-wide) bed, built-in wardrobe and sliding doors that open onto the deck.
  • Twin room with two full-sized (3ft-wide) single beds and built-in storage.
  • Family bathroom with a shower, WC and basin.
  • Separate cloakroom with a WC and basin.


  • The lake is the first thing visitors notice on walking into the open-plan living area, as the front facing-wall is entirely glazed. Sliding doors lead to the covered balcony.
  • There is plenty of comfortable seating, a TV with a Blu-Ray player and satellite channels, and a cosy log burner for cold weather. A dining table seats six people.
  • The dining area flows seamlessly into the kitchen which is well-equipped to meet guests' needs. Appliances include a double oven and five ring hob, dishwasher, built-in fridge/freezer and plenty of crockery, cutlery and utensils.
  • Off the kitchen is a snug with a two-seater sofa and a TV.

Outside: Both decks have a table and chairs where guests can sit and enjoy the beautiful views while they eat, read or chat. There is off-street parking close to the cottage with more available nearby.

Additional Information: All utilities, including superfast fibre WiFi, linen and towels are provided. Smoking is not permitted indoors and pets are not allowed.
