Cotswold Spa House sleeps up to 27 in 7 bedrooms (including one double sofa bed if required for additional guests). Perfect for hen and stag parties, family gatherings, weekends with friends, special celebrations, or corporate retreats.

This stunning Georgian-style property is set within the grounds of our Cotswold Manor Estate in the hamlet of Petty France, right in the heart of the Cotswolds. Just minutes from charming villages and only 20–25 minutes from Bath and Bristol, it’s the ideal base for both peaceful countryside escapes and lively days out. Westonbirt Arboretum is just a 10-minute drive away, and a popular pub serving excellent food is right across the road.

The house sits within landscaped gardens and features its own indoor heated swimming pool and hot tub, making it a year-round favourite for groups.

Inside, the light-filled conservatory dining room comfortably seats up to 20 guests – perfect for celebratory meals prepared in the fully equipped kitchen or by a private chef. The main lounge offers plenty of comfortable seating for the whole group, while the spacious lobby is ideal for dancing, socialising, or watching a film together.

The seven bedrooms offer a mix of twins, triples, and family rooms to suit all group types, each tastefully decorated with quality furnishings. There are five modern bathrooms across three floors, with facilities on every level and high-end fixtures throughout.

For larger events, Cotswold Spa House can be booked alongside Cotswold Manor House and Cotswold Manor Cottage to host additional guests across the estate – perfect for weddings, milestone birthdays, and big reunions.
