About Emmetts on Exmoor

Emmetts on Exmoor is an impressive Georgian house which sleeps 13 people in six comfortable bedrooms. Additional beds can be added to three of the rooms if you have a larger group. The owners have created a welcoming place where families and friends can relax and spend time together in elegant surroundings, enjoying unspoiled views over the Exmoor National Park. The uninterrupted views from the front of the house across the lawn and beyond to Hangley Cleave are simply stunning. Emmetts sits in the heart of a 900-acre remote agricultural and moorland estate and, at 1250 feet, it is the highest farm on the moor. With wonderfully clean air and spectacular vast-open skies, it is the perfect place for a peaceful relaxing break. Guests are most welcome to explore the estate – there are some beautiful walks from the door with babbling brooks and tranquil spots for a picnic in abundance! Guests are also most welcome to use the full-size all-weather tennis court.

Spend happy hours walking and cycling (E-bike hire can be arranged 5 minutes away), go pony trekking across the moor from nearby Brendon Manor, explore the caves at scenic Cornham Ford, go coasteering at Porlock, stop for afternoon tea at Selworthy and visit Lynton and Lynmouth for fantastic fish and chips and the Cliff Railway; a funicular that has conveyed passengers since 1890 using nothing more complicated than gravity and water. Attractions for children within half an hour’s drive include Exmoor Zoo, Quince Honey Farm, Combe Martin Wildlife and Dinosaur Park, sailing and paddleboarding at Wimbleball Lake plus a network of superb beaches.

The house has benefited from some refurbishments over recent months – all rooms have been decorated and further improvements will take place in the coming year.

Accommodation Comprises:

Emmetts on Exmoor is a period property with accommodation over two levels.

Downstairs:

  • There is a considerable amount of downstairs space for guests to enjoy.
  • The well-appointed kitchen features original oak beams and a traditional butcher’s block island. The Aga is lit from October – end of May (available at additional cost outside of this) and there is a gas hob, electric oven, microwave, double fridge freezer and microwave.
  • The drawing room has sash windows, far-reaching moorland views and a wood burner. The library adjoins this room and features a bay window, chesterfield sofa, open fire and plenty of reading material!
  • The views from the conservatory are nothing short of spectacular. This room is accessed via the kitchen and incorporates a large dining table, corner sofa, TV and DVD player, wood burner and board games.
  • The dining room seats 14 around a mahogany table which is perfect for formal meals. There is an open fire which really adds to the occasion.
  • If you really must work, the office provides a large desk and landline telephone.
  • For guests’ convenience, there is a separate utility room with laundry facilities, drying rack, boot rack and coat hooks. NB. This facility is shared with other guests onsite.

Upstairs:

  • There are six bedrooms upstairs, four of which are ensuite. All rooms have pure Egyptian cotton sheets and feather duvets. Bedrooms 1, 2 and 5 can accommodate additional beds by prior arrangement.
  • Bedroom 1: Decorated is glorious ‘day room yellow’ by Farrow and Ball with archive Laura Ashley fabrics. This ensuite room has a super king (or twin) zip and link bed, bath and separate shower.
  • Bedroom 2: Here you will find a king size four poster bed and ensuite with bath and separate shower.
  • Bedroom 3: The most popular bedroom (despite it not being an ensuite) due to the cosy Inchyra blue walls. Super king (or twin) zip and link bed.
  • Bedroom 4: Mahogany twin beds with Pooky lighting. New ensuite featuring a large walk-in rainfall shower.
  • Bedroom 5: The largest bedroom painted in Mylands ‘Soho house’ with Fermoie fabrics, a super king (or twin) zip and link bed and small ensuite shower room.
  • Bedroom 6: This room has a triple sleeper bunkbed which makes it useful for either children or a couple who just wish to use the double bed at the bottom.
  • In addition to the ensuites, there is a family bathroom which has a bath (with a brilliant view), lavatory and handbasin.

Outside: The estate is genuinely unique and the views are breath taking. The lawn features a patio with teak dining table and barbeque. The courtyard is home to rare breed chickens and traditional stables. The tennis court is available throughout the year.

Additional Information: Utilities, sheets and towels are provided. A travel cot and high chair are available on request. Starter baskets of firewood are left next to each fire and can be replenished for a fee onsite. There is no mobile phone signal on the estate so you will need to log on to the Wifi to use your phone. The Wifi is a super fast fibre connection. Pets are very welcome downstairs (additional fees apply). Stabling is available on site. Please contact the owners to discuss.
