About Nutcombe Barn

Nutcombe Barn has come a long way since its former days as a farm building! This beautiful stone property has been lovingly transformed into a spacious holiday cottage with space for up to six people in three comfortable bedrooms. It is in an enviable location just outside of Combe Martin, in an Area of Outstanding Natural Beauty (AONB). The beach is only two miles away, while Exmoor National Park starts just half a mile from the door. The cottage has the layout and all the space that families need for a relaxing self-catering holiday in Devon.

Combe Martin is breathtaking. The sandy beach is in a sheltered cove and a favourite with families for its calm water that is perfect for swimming, kayaking and paddleboarding, as well as its rock pools and amenities. Equipment hire is available in the village and fishing trips can be arranged from Ilfracombe. The South West Coast Path passes the beach, giving walkers panoramic sea views in all seasons. Combe Martin's High Street is more than two miles long and lined with shops and other amenities. Keep your eye out for the Pack O' Cards Inn which was built in 1626 from the proceeds of a card game with 52 windows, four floors and 13 doors on each level to represent a deck of cards.

Guests who enjoy being active will love staying at Nutcombe Farm. Not only is the cottage close to the beach and the coastal footpath, but there are miles of beautiful trails and cycling routes through coast and countryside. Exmoor National Park is enormous, with a varied and beautiful landscape full of plants and wildlife that thrive in the protected environment. It is also a designated Dark Sky Reserve so expect the skies above Nutcombe Barn to be a dazzling display of stars.

There is plenty to do near Nutcombe Barn. Day trips can include sightseeing in Lynton and Lynmouth, which connect with a Victorian water-powered railway. National Trust properties include Arlington Court, which houses the National Carriage Museum, Dunster Castle, and Knightshays. Spend a peaceful few hours wandering around the cliff-top village of Clovelly, or admiring the plants and flowers at Marwood Hill Gardens and RHS Rosemoor. Local attractions include Combe Martin Wildlife and Dinosaur Park and Exmoor Zoo. The Milky Way Adventure Park and The Big Sheep are also popular attractions for children and are approximately an hour away by car.

Accommodation Comprises:

Nutcombe Barn is a period stone property with accommodation over two levels. It is next to Cider House, a self-catering cottage sleeping four people in two rooms. There is a connecting door upstairs which enables the cottages to combine into a big farmhouse sleeping up to 10 guests in five ensuite bedrooms.

First floor level - Being a bank barn, the property is accessed at the rear and at first floor level.

  • Open plan living/dining area with a vaulted ceiling, solid English oak floor boards, and lots of windows that allow natural light to pour in and add to the sense of space. The living room has three three-seater sofas, and a Smart TV with a DVD player and Freesat channels. The owner has also provided a choice of family-friendly games for guests to enjoy.
  • Solid oak dining table with seating for six and the ability to extend it to seat up to 12 people.
  • Kitchen with fitted cupboards and hard-wearing granite countertops to provide lots of space to store and prepare food. The kitchen has everything guests need for easy self-catering including a dishwasher.
  • Cloakroom with a WC and a handbasin.
  • Double bedroom with a king-sized bed, proper storage and views of the garden and countryside. The ensuite has a luxurious walk-in shower with a rainfall head and massage jets. The ensuite also has a WC and a handbasin.

Lower level with access to the rear terraces

  • Cupboard with a washer/dryer, vacuum cleaner and clothes airer.
  • Master bedroom with a king-sized bed, oak bedside tables with reading lights, and a walk-in wardrobe with ample storage for guests to unpack and settle in. The spacious ensuite has a two-person limestone shower with a rainfall head and massage jets, as well as a WC and a handbasin. Glazed doors open from the bedroom on to the terrace at the rear of the cottage.
  • Twin bedroom with two full-sized (3ft-wide) single beds, bedside tables and a big chest of drawers as well as a large built-in wardrobe. The limestone bathroom has a shower over the bath, a WC and a handbasin. French doors open onto the terrace.

Outside: Nutcombe Barn has a south-facing courtyard with tables, chairs and sun loungers, and an additional terrace with a barbecue and garden furniture. There is also an enclosed dog garden that is shared with the other two cottages, and a three-acre field for playing and bird watching.

Additional Information: All utilities, WiFi, bed linen and bath towels are provided. A cot (including bedding) and highchair are available and stairgates are fitted at the top of all stairs. One large well behaved dog (or two small/medium dogs) are welcome through prior arrangement with the owner. Short breaks (minimum of three nights) and flexible start date are possible out of peak season. Smoking is not permitted.
