Kineton is a spacious four-bedroom self-catering cottage at Pitt Farm near Kingsbridge, South Devon. Rated Four Star Gold by Visit England, this upside-down house has generous living spaces on the upper floor to make the most of the countryside views, with high ceilings, big windows and a bright, open feel throughout. The large dining room and cosy sitting room provide plenty of space for shared meals and evenings in, while the well-equipped kitchen and separate utility room make longer stays a breeze. There’s also an upstairs WC for convenience. Downstairs, there are two double bedrooms with king sized beds(one with an ensuite), two twin bedrooms (including one zip-link that can be made into a king), and a newly updated family bathroom. One of the doubles has space for a cot, and the cottage sleeps eight in total.
Kineton works brilliantly for large families or groups of friends who want to enjoy South Devon together with space to spread out. Outside, there’s a private terrace with outdoor seating and a barbecue—perfect for dining al fresco in the evening sun or enjoying a lazy start to the day. Families travelling together often book multiple cottages at Pitt Farm, creating a sociable base where each household still has their own space and privacy. Guests staying at Kineton have full use of the excellent shared facilities on site, including the indoor heated swimming pool, tennis court, games barn, woodland, play areas and honesty shop.
You’re just over five miles from Kingsbridge, a thriving town with independent shops, cafés, butchers and bakeries, plus two supermarkets and a great farmers’ market every other Saturday. Head further afield and you’ll find Dartmouth, Salcombe and Totnes—each with their own character and well worth exploring. The South Hams coastline is less than 25 minutes away, with Bantham, Bigbury-on-Sea, South Milton Sands and Hope Cove all offering something different—whether it’s surfing, sandcastle-building or scenic walks. Blackpool Sands and Slapton Sands are also close by for swimming, beach cafés and wide, open views.
Back at Pitt Farm, children can take part in daily animal feeding or let off steam on the zip wire, climbing frame or trampoline. There’s also table tennis, a basketball hoop, and arcade games in the games barn. The pool is a year-round draw, especially on rainy days, and babies and toddlers are well looked after with a range of kit available free of charge. The grounds are spacious and full of wildlife—watch for deer, owls, pheasants and more. Kineton is not pet-friendly, but three other cottages at Pitt Farm now welcome dogs—please contact us if you’d like advice on choosing the right one for your group.
