About Number 17

Number 17 is a relaxed riverside holiday cottage in Lynmouth for anyone wanting to stay by the coast without being right on top of the busiest spots. It sleeps five across three bedrooms, which gives it a bit more flexibility than many cottages in the village, whether that’s a family with children or a couple travelling together. The layout is straightforward and easy to settle into, making it equally suitable for a short break as for a longer stay. You’re close enough to walk down to the harbour, the river and the village centre, but far enough away to avoid the constant foot traffic that comes with it.

Lynmouth has a character all of its own. It’s smaller and quieter than many North Devon seaside towns, with the East and West Lyn rivers meeting just before they reach the sea. There are a handful of good places to eat within walking distance, including The Ancient Mariner, which is a reliable option for an easy evening out. The harbour area is compact but lively enough, and the walk up to Lynton via the cliff railway is still one of those simple things people tend to remember. Up top, you’ll find a few more cafés, pubs and shops if you want a bit more choice without driving anywhere.

It doesn’t take long to get out into Exmoor National Park, which is one of the main reasons people return to this part of the coast. Within a short drive, the landscape opens out into moorland, with wide views, grazing ponies and roads that are generally quiet once you’re off the main routes. The South West Coast Path runs straight through Lynmouth, so you can pick up a proper coastal walk in either direction without needing to plan ahead. For beach days or something busier, Woolacombe, Ilfracombe and Porlock are all within reach. Coming back to Number 17 at the end of the day feels noticeably calmer, which is often the whole point of staying here.

Location (Devon)

Accommodation Comprises: A three-storey riverside cottage where the sound and view of the water are a welcome feature that complement the comfortable and practical layout.

Ground Floor

  • Entrance porch: Space to drop boots, coats and bags without bringing everything straight into the living area. Particularly useful after wet walks.
  • Living room: Seating arranged around the open fire, with the river just outside the window. Easy to settle into for an hour that turns into longer.
  • Kitchen/dining room: Properly equipped for cooking, with a dining table for five. Works well for slower breakfasts or evenings in when nobody's rushing.
  • Rear access & utility: External utility area with a sink, washing machine, and an additional fridge/freezer. Handy for muddy boots, damp coats or dogs after a walk.

First Floor

  • Double bedroom with en-suite: Overlooks the river, with shifting light throughout the day. Includes storage, TV and a private shower room.
  • Twin bedroom: A flexible room with twin beds, suitable for adults or children, with storage and TV.
  • Family shower room: Generous walk-in shower, basin and WC. Practical rather than decorative, which you notice after a long day out.

Second Floor

  • Single bedroom: Set into the roof space with sloping ceilings and reduced height in places. Feels separate and quieter than the rest of the house.

Outside
The front of the house has a waterside seating area that's especially lovely in the morning with a coffee, or later when the village quietens down. A rear courtyard is enclosed and backed by a rockface. Sheltered and simple, it is useful for keeping bikes and SUPs, and for peace and privacy.

Additional Information: Rental includes an on-street parking permit for one vehicle. WiFi, bed linen, bath towels, and utilities are also provided. A starter supply of logs is included in the autumn and winter months. Up to two dogs are welcome by arrangement. A travel cot and a high chair are available if requested in advance of arrival.
