The attractively furnished, spacious sitting room has a TV & DVD player. Warmth and atmosphere is created by the ceiling beams, wall panelling and the large open fireplace complete with wood-burning stove. The kitchen has views across the courtyard, is fully furnished and includes; an electric range with a gas hob, a microwave oven, a large fridge freezer, 2 dishwashers. Steps lead up to a small breakfast area with table and chairs. A laundry/utility room is situated next to the games room, with washing machine and tumble drier.
Just a few strides from the kitchen is the atmospheric dining room with extensive seating and a wood burner in the traditional large fireplace which dates from 1591. A stained-glass window complements the Olde Worlde atmosphere of this room. The large games room is equipped with full size snooker table, pool table, table tennis table and large 50" television. There is also a skittle alley, bar (unstocked) and an adjacent hot tub and bbq area.
All six bedrooms are light and airy, with en suite bath /shower rooms. There are 2 family rooms which consist of 1 double bed and 2 single beds, one of the family rooms is separate to the rest of the bedrooms, accessed up a staircase from the games room. Two double rooms each are traditionally decorated, one being the master bedroom with an Antique French bed, and the other double has an antique french double bed.
The twin rooms, are side by side and there is a lockable interconnecting door if guests wish to use it as another family suite, both of the twin rooms have a zip and link beds that can be made into a 6' doubles if requested. A wooden cot and a travel cot can be supplied if requested, no cot bedding is provided.

Dogs at Sutton Barton
Well behaved dogs are permitted at maximum of 2 dogs per week, a small charge of £50.00 per dog is required. There are just a few rules for dogs and their owners to follow: Dogs are not to be left unattended in the house at any time. Dogs are not permitted to jump on any of the soft furniture. All dog mess must be cleaned up. Please follow the country code with regards to chickens and cattle.
Fireworks and Chinese Lanterns
We respectfully ask guests not to set off fireworks or Chinese lanterns due to the close proximity of the farmyard. Fireworks panic the cows and Chinese lanterns are a risk to animals and buildings.
Wi-Fi and Phone Reception
Free wireless internet is available throughout most of the house, some difficulty can be experienced due to the thickness of the walls and occasional bad reception. Phone reception can be patchy in our little corner of east devon , some guests get better reception upstairs, others by walking up the drive.
There are great outside facilities and a huge amount of space at Sutton Barton to enhance your enjoyment of your stay. Accessed via the games room there is a very secluded and sheltered BBQ Patio, with a large table & chairs and charcoal BBQ. Next to this there is a sauna and 2 six seater hot tubs, great for unwinding in.
The kitchen door leads out to a very large gravelled courtyard with steps leading up through the garden terrace, with shrubs and herbaceous plants at their prime in June / July. The lawn at the top leads around the side of the house to the childrens outside play area and a large lawn area of approximately one acre, ideal for family ball games and letting of steam. The childrens play area features a sunken trampoline, climbing frame with swings, slides and a sandpit. Behind the play area is a bridle path approximately 2 miles (appropriate footwear necessary) and if followed takes you around the back of the farm and makes for a great dog walk or family stroll.
