About Carleton House

Carleton House is a beautiful period property in the Cumbrian village of Clifton, two miles from Penrith and just five miles from the northern shore of Ullswater. It's ideal for exploring the Lake District National Park and the North Pennines Area of Outstanding Natural Beauty. If you're the sort of person who can't get enough of being outdoors in beautiful natural surroundings, this house is perfect for you. It's huge, with space for eight people to sleep in four bedrooms, stunning views of the Eden Valley, and a layout that works for families - including multi-generational families, or friends on holiday together. Even better, the welcoming George & Dragon pub is only a 10-minute walk away, giving you the opportunity for a pint or meal out on the nights you don't feel like cooking.

Clifton is close to everywhere you want to be yet away from what can be a busy tourist trail in peak season, making it ideal for both fun and relaxation. The Eden Valley is well known for the quality of its footpaths and mountain bike trails, especially those around Clifton and Penrith. A favourite local walk leads from the centre of Penrith town through woodland to the summit of Beacon Hill. Take a picnic and enjoy lunch against the backdrop towards Ullswater in the south and Solway Firth and the mountains of Southern Scotland. Other footpaths go to places like King Arthur's Round Table, Mayburgh Henge, Long Meg and her Daughters, and Little Meg. The evidence of thousands of years of history is everywhere if you know where to look.

Penrith is more than merely a starting point for a pretty walk. The vibrant town has a wealth of shops and other amenities that include a weekly market every Tuesday. Local attractions include Penrith Castle and park, The Rheged Centre, Hutton-in-the-Forest, Lowther Castle and gardens, and Acorn Bank. Penrith also has a leisure centre, cinema and soft play centre.

Ullswater is a massive 7.5 miles long, making it the second biggest body of water in the Lake District. The views from any angle are gorgeous, especially the stretch between Glenridding and Howtown, and it's an excellent choice for walking, cycling, sailing and paddleboarding. In the summer, book a ticket with Ullswater Cruisers and sail the waters in style on a heritage steamer. Within half an hour's drive of the cottage are Bassenthwaite, Skiddaw, Keswick, the Whilatter Forest and the north of the Yorkshire Dales National Park, while Hadrian's Wall, and Gretna Green are a little further.

Carleton House is newly refurbished and feels light, fresh and modern. It's available for holidays all year round with short breaks possible depending on availability.

Accommodation Comprises:

Carleton House is an attractive period property with a big garden and off-street parking. It's on the edge of Clifton village in a quiet residential area. The owners have recently upgraded it both inside and out to offer a very high standard of accommodation over two levels.

Downstairs:

  • Huge hallway with an inner door to keep the heat in. Doors lead to the living areas and a carpeted staircase rises to the first floor.
  • L-shaped kitchen/diner where you'll spend lots of time cooking relaxed family meals, chatting with friends, reliving the day's fun and planning the following day's adventures. The kitchen is well-equipped with efficient appliances and lots of counter space, and the cupboards are stocked with crockery, glasses, cutlery and cooking utensils. A round table with a bench and dining chairs is perfect for sitting with a drink or keeping an eye on the kids eating while you cook for the adults. Glass French doors open onto the terrace and garden. There's a separate seating area or snug with a sofa and a smart TV.
  • Sitting room with high ceilings, decorative cornice, cast-iron fireplace with operational open-fire, and a big sash window that reflect the age of the property. There are three deep sofas to provide lots of space for everyone to sit back and watch the TV which has Netflix and Freeview channels. A fireguard is available to keep young guests safe.
  • Dining room with a solid pine table and eight chairs, and a gas 'wood effect' stove in the original fireplace. The neutral decor makes it perfect for dressing up for special occasions.
  • Big utility room with a washing machine, tumble dryer, sink and cupboards. It's accessible from outside as well as the kitchen, so is ideal for leaving muddy walking boots and wet coats. The utility room is big enough for dog beds or for storing bikes.
  • Ground floor WC with a handbasin off the utility room.

Upstairs:

  • Spacious double bedroom with a kingsize bed, bedside tables with reading lights and a wardrobe. It has an ensuite shower room with a WC and a handbasin.
  • Second double bedroom with a 4'6'' double bed, storage and a handbasin. The ensuite has a shower and a WC.
  • Two further bedrooms, one with a super king 6' wide double and one with a 4' 6'' double. All beds are made up for guests' arrival, and bath towels are provided.

Outside: Carleton House has a level driveway with parking for several cars. The rear garden has a patio with outdoor seating and fire pit for outdoor cooking, and a flat lawn for playing. Stabling and paddock available at an additional charge should you want to bring your horse away with you.

Additional Information: Utilities, WiFi, bed linen, bath towels and a welcome basket of logs for the fire and the wood burner is provided. A travel cot (no bedding), highchair and fireguard are available. One well-behaved dog welcome with the owner's prior agreement. Smoking is not permitted.
