Retaining many original features, Leapings Cottage offers a very high standard of self-catering accommodation which beautifully blends quirky with style and modern convenience to include comforts like underfloor heating, a hot tub, games room and WiFi. Two buildings (the cottage and barn) are connected by a light filled quirky link walkway to provide plenty of space spread out over multiple levels (due to the different levels, Leapings Cottage is not suitable for those with limited mobility). For piece of mind, due to the accommodation being across multiple levels, the owners will provide baby monitors with sound and vision facilities.

Accommodation and facilities:

Ground floor of the cottage area

• Large kitchen go living space on the ground floor which is a really social area for cooking, dining and relaxing.
• The kitchen area is made for self-catering with plenty of space for everyone to muck in, including two sinks, three electric ovens, a microwave, two four-ring induction hobs with extractor over and a big fridge and separate freezer.
• The dining table is straight down the middle of the kitchen area and comfortably seats twelve with room to accommodate an extra eight guests when Leapings Cottage is booked alongside Weavers Cottage.
• Comfortable seating makes this ground floor living space really sociable and the hub of the house where people will gravitate to, to relax, chat and cook together.

First floor of cottage area

• Second main living area providing another place for everyone to relax with comfortable seating and Freeview television. A beamed vaulted ceiling adds to the sense of space.
• Also on this floor is an ensuite bedroom with a flexible super-king / twin bed, and an en-suite shower room with WC and wash basin.

Below ground floor level of the cottage area (accessed via stairs down from the kitchen / living space)

• Cloak room with WC and wash basin.
• Games room with an air hockey table and a nice arch window letting light flood in. The washing machine and tumble dryer are discreetly tucked away in an alcove.

Ground floor of the barn area

• Two super-king / twin bedrooms with en-suite shower rooms - one with a vaulted ceiling and the other has a door leading outside.
• Additional flexible super-king / twin bedroom with an en-suite bathroom with shower over bath, WC and wash basin.
• An external door in the corridor between the bedrooms takes you outside to the gardens. There is plenty of hooks for coats and room for storing boots etc.

First floor of the barn area

• Super-king / twin bedroom with en-suite shower room as well as a feature built-in bath in the bedroom area for a long relaxing soak at the end of the day. A vaulted ceiling creates a nice sense of space.

All bedrooms in the cottage and barn have plenty of built-in wardrobe space, wall-mounted TV's, large mirrors, hair dryers and modern stylish en-suites.

Outside: There is plenty of parking space for four vehicles on the drive and between the barn and cottage areas, as well as additional over-flow parking for another vehicle or two. The garden provides plenty of places to relax outside in the sunshine and is divided up into interesting areas including a wild garden planted with woodland plants and cottage garden with borders of flowers.

Steps take you up to a patio at the back of the barn where there is a hot tub and comfy seating for relaxing. Above this is a large lawn area with plenty of space for children to play and let off steam. Further steps take you up to another patio with table and chairs to seat 20 guests. This patio is surrounded by a meadow (guests are asked to not let dogs in the meadow or wild garden). A walkway takes you past staged flower beds down to an additional 'over-flow' parking area (accessed via a second entrance off the lane) for one or possibly two cars (if parked carefully).

Additional Information: All utilities, WiFi, bed linen and towels (two per guest) are provided. Two well-behaved dogs welcome through prior arrangement. Short breaks are possible depending on availability. Smoking is not permitted. No hen or stag parties.

Group bookings: Leapings Cottage sleeps 12 guests and whilst totally separate, can be rented alongside neighbouring Weavers Cottage which sleeps 8 guests making it perfect for large group accommodation. There is a gateway in the garden wall which allows easy access between the two properties when booked together (but locked at all other times).
