About Rosetrees

Rosetrees was designed by prolific architect Alfred Waterhouse to impress, and impress it does! The six-bedroom, six-bathroom holiday home is a luxurious property built from natural Lakeland stone and furnished to a very high standard, sleeping 12 people with space for two more on a sofa bed in the games room. The house has been sympathetically modernised to retain original features while providing modern comforts and conveniences, including self-catering facilities. Wander through the stunning Lingholm Estate grounds to a private lake frontage of Derwentwater, where you can sit on the jetty, admire jaw-dropping views, and launch your dinghy, SUP or Kayak. The house is great - better than great - but it's the location that sets Rosetrees apart from other luxury holiday cottages in the Lake District.

Lingholm is one of the most prestigious estates in the Lake District. Well-to-do Victorians fell in love with this area, recognising the benefits of spending time in nature gave to their health and wellbeing. One of its most famous residents was Beatrix Potter, who loved this area so much that she bought 4,000 acres of farmland to leave in the protection of the National Trust. Before buying her adored Hill Top Farm and moving here permanently, Potter spent a decade visiting Lingholm every summer and autumn. The estate's kitchen garden inspired The Tale of Peter Rabbit, and she also wrote about Squirrel Nutkin and Mrs Tiggywinkle while staying at Lingholm.

Being right on the shore of Derwentwater gives you access to some of the region's most spectacular locations, including the well loved fells, Catbells and Causey Pike. Keswick is a five-minute drive or a 30-minute walk north of Rosetrees. It has shops, other amenities, and attractions like the Derwent Pencil Museum, Keswick Museum, and a climbing wall. The Rheged Centre, Honister Slate Mine, Lakes Distillery, and Keswick Launch are also popular attractions. Ambleside, Grasmere and Windermere are an easy drive from the property.

Location (The Lake District)

Accommodation Comprises:

Rosetrees is modernised to suit modern lifestyles but it retains its period charm. Accommodation is over multiple levels.

Ground Floor:

  • Original polished pitch pine floors are a feature of the ground floor, including in the large entrance hallway with an original cast iron fireplace.
  • Step through to the formal dining room furnished with a large dining table. A huge bay window overlooks the lawn and gardens and has two armchairs where you can relax with a book from the bookcase.
  • A short flight of stairs leads to the spacious sitting room with a beautiful plaster rose and cornices. Modern sofas provide seating for 12 people to chat around the fireplace or watch TV if you can drag yourself away from the bay window and stunning lake view.
  • Teens and children love the games and TV room furnished with them in mind.
  • There is ample space for coats and walking shoes in the boot room, which also has a cloakroom with a WC and a hand basin.
  • The original cook would weep with joy to see the fantastic kitchen and its efficient appliances. There is lots of bench space to prepare food, and cupboards are well-stocked with equipment, glasses, etc., for cooking and serving meals. A kitchen table is ideal for breakfast or sitting with a cup of tea as you look over the lawn to the lake.
  • A separate utility room has laundry and cleaning facilities.

First Floor:

  • Bedroom One has lake views, a double bed, and an ensuite shower room.
  • Bedroom Two looks over the gardens at the front of the house and is furnished with a double bed. It has an ensuite shower room.
  • Climb a short flight of the hand-carved oak staircase, stopping to admire breathtaking views.
  • Bedroom Three is enormous. It has a superking/twin beds, a wardrobe, and dual aspect windows. The ensuite has a modern roll top bath, shower, WC and handbasin.
  • Bedroom Four is the one you want! Although not as large as Bedroom Three, it benefits from waterfront views. The bed is a superking/twin and the tiled ensuite has a shower.

Second Floor:

  • Bedrooms Five and Six have double beds and an ensuite shower room each. Beds will be made up for your arrival, and bath towels are included.

Outside: The house has a stone patio with seating and a built-in brick barbecue, landscaped gardens leading towards the lake, and parking for six cars. EV charging is available.

Additional Information: All utilities, WiFi, bed linen and bath towels are provided. Two dogs are welcome by arrangement. There is a small surcharge for dogs, the hire of the cot and EV charging.
