Rosetrees was designed by prolific architect Alfred Waterhouse to impress, and impress it does! The six-bedroom, six-bathroom holiday home is a luxurious property built from natural Lakeland stone and furnished to a very high standard, sleeping 12 people with space for two more on a sofa bed in the games room. The house has been sympathetically modernised to retain original features while providing modern comforts and conveniences, including self-catering facilities. Wander through the stunning Lingholm Estate grounds to a private lake frontage of Derwentwater, where you can sit on the jetty, admire jaw-dropping views, and launch your dinghy, SUP or Kayak. The house is great - better than great - but it's the location that sets Rosetrees apart from other luxury holiday cottages in the Lake District.
Lingholm is one of the most prestigious estates in the Lake District. Well-to-do Victorians fell in love with this area, recognising the benefits of spending time in nature gave to their health and wellbeing. One of its most famous residents was Beatrix Potter, who loved this area so much that she bought 4,000 acres of farmland to leave in the protection of the National Trust. Before buying her adored Hill Top Farm and moving here permanently, Potter spent a decade visiting Lingholm every summer and autumn. The estate's kitchen garden inspired The Tale of Peter Rabbit, and she also wrote about Squirrel Nutkin and Mrs Tiggywinkle while staying at Lingholm.
Being right on the shore of Derwentwater gives you access to some of the region's most spectacular locations, including the well loved fells, Catbells and Causey Pike. Keswick is a five-minute drive or a 30-minute walk north of Rosetrees. It has shops, other amenities, and attractions like the Derwent Pencil Museum, Keswick Museum, and a climbing wall. The Rheged Centre, Honister Slate Mine, Lakes Distillery, and Keswick Launch are also popular attractions. Ambleside, Grasmere and Windermere are an easy drive from the property.

Outside: The house has a stone patio with seating and a built-in brick barbecue, landscaped gardens leading towards the lake, and parking for six cars. EV charging is available.
Additional Information: All utilities, WiFi, bed linen and bath towels are provided. Two dogs are welcome by arrangement. There is a small surcharge for dogs, the hire of the cot and EV charging.
