ACCOMMODATION OVERVIEW

Horn Cote is a Grade II listed 17th-century farmhouse, full of character and charm. All accommodation is contained within one large, quirky and beautifully connected house, meaning everything is under one roof with no need to go outside to access any rooms - ideal for group stays in all seasons.

GROUND FLOOR

Living & Social Spaces
Two spacious living areas, each with a 48” flatscreen TV, provide flexibility for groups to spread out or come together for film nights, games and relaxed socialising. As throughout the house, fixtures and furnishings are finished to a high standard, creating a welcoming and comfortable atmosphere. There are also three log burners, perfect for cosy evenings.

Dining Hall & Celebration Space
At the heart of the house is our stunning double-height dining hall - a truly special space designed for memorable meals, meaningful gatherings and evening celebrations.

The hall comfortably seats up to 30 guests for elegant, long-table dining, making it ideal for celebratory dinners, family feasts and catered occasions. For more relaxed events, it can accommodate 70+ guests for buffet-style dining or drinks receptions, with plenty of room to mingle.

As the day turns into evening, the space transitions effortlessly from dining to dancing. An in-house Bluetooth sound system, discreet laser lighting and excellent acoustics create a warm, celebratory atmosphere - perfect for relaxed dancing, milestone celebrations or a lively hen night without feeling like a nightclub. A professional-grade karaoke system can also be arranged in advance for groups looking to add an extra layer of entertainment.

Equally, the dining hall works beautifully as a corporate and retreat space. Its scale and layout make it ideal for team-building weekends, training days, workshops and facilitated sessions, while the calm rural setting and generous proportions lend themselves perfectly to wellbeing retreats, yoga weekends, creative gatherings and holistic escapes.

Whether you’re planning a glamorous hen weekend, a family celebration, a focused corporate retreat or a restorative wellbeing break, this versatile space adapts effortlessly - refined, flexible and designed to bring people together.

Kitchen & Catering Spaces
The spacious farmhouse kitchen is designed to comfortably cater for a full house, combining classic country charm with generous proportions and excellent functionality. At its heart is an extra-large range-style cooker, complemented by double electric ovens and nine gas hobs, making it ideal for group cooking, catered stays or relaxed entertaining.

Ample crockery, cutlery and kitchen utensils are provided, and the kitchen flows seamlessly into a welcoming breakfast room, creating a naturally sociable hub where guests gather throughout the day.

For groups wishing to elevate their stay, private chefs can be easily arranged by prior agreement, and for the ultimate in luxury, rest and relaxation, full food flight-path catering can also be organised, allowing guests to completely switch off and enjoy a fully hosted stay. Grocery deliveries can be arranged to arrive for your stay, adding further ease and flexibility.

A second, smaller kitchenette is located off the downstairs bedroom suite, offering added flexibility for multi-generational groups, guests with mobility needs or early risers.

With plenty of storage space and the option to arrange grocery deliveries to arrive ahead of your stay, the kitchen setup is perfectly suited to family gatherings, hen weekends, corporate retreats and wellbeing breaks alike.

Games & Practical Spaces
A dedicated games room includes a pool table and darts, with direct access to a patio and outdoor seating area.
The utility room provides space for coats and wellies, along with a washing machine and tumble dryer. The downstairs WC is accessed from here.

Ground Floor Accessible Bedroom Suite (The Cottage)
A mobility-friendly bedroom suite accessed internally from the main house. This flexible space includes zip-link beds (king or twins), a full-size double sofa bed suitable for nightly use, and space for an additional single bed if required. The suite also benefits from a kitchenette and an ensuite shower room with WC and basin.

FIRST FLOOR

• Master bedroom with king-size bed and single bed, dual-aspect windows and space for an extra guest bed. Ensuite bathroom with bath, walk-in shower, WC and basin.
• Overflow bedroom with double futon.
• Triple bedroom with double and single bed, ensuite shower room with WC and basin.
• Triple bedroom with double and single bed and a striking floor-to-ceiling window overlooking the dining hall.
• Family bathroom with feature bath, walk-in shower, WC and basin.
• Superior bedroom (The Cottage) featuring a king-size bed and single bed, with space for an additional single bed if required. The ensuite bathroom includes a luxurious whirlpool bath with shower over. A private balcony with bistro table and chairs provides the perfect spot for a quiet morning coffee or a relaxed evening glass of wine.

SECOND FLOOR

• Dormitory-style bedroom with five single beds (two can be zipped together to form a king-size bed).
• Second dormitory-style bedroom with one double bed and two single beds.

These two rooms are connected by a charming low fire door (a firm favourite with children and adults alike) and both have stair access down to the first-floor landing.

OUTDOOR SPACE

Horn Cote sits within five acres of private fields and woodland, offering a truly exclusive rural retreat. The central courtyard, accessed from the hall, dining room and downstairs bedroom, is ideal for outdoor entertaining, sunbathing or al fresco dining.

Two large garden areas provide flat lawn space suitable for activities such as boot camps, mini-festivals, croquet or bouncy castles during the summer months. Guests can also enjoy the outdoor hot tub and bespoke sauna. Outdoor lighting and braziers ensure the atmosphere continues long after sunset.

A commercial-grade Grande Kamado BBQ is available (charcoal can be purchased on site), and the owners can arrange for a chef to cook on the BBQ if preferred.

There is parking for up to 12 cars.

ADDITIONAL INFORMATION

• Children are very welcome; Horn Cote is well suited to family groups. Travel cot and 2 high-chairs for under-2s are available free of charge.
• Up to three well-behaved small to medium dogs are welcome by arrangement (fee applies).
• Check-in from 3.00pm / check-out by 10.00am. Early check-in (from 10.00am) or late check-out (until 5.00pm) may be available at additional cost, subject to availability.
• All bedding is provided, along with one bath towel and one hand towel per guest (for indoor use).
• The kitchen is fully stocked with crockery, cutlery, cookware and glassware, including reusable outdoor wine and champagne glasses.
• Kitchen and bathroom essentials are supplied.
• Logs, kindling and BBQ charcoal are available to purchase on site.
• EV charging point is available for guest use.
