Horn Cote offers two spacious and welcoming living areas, each featuring a 48” flatscreen TV, giving groups the flexibility to come together or spread out as they wish. Whether it’s film nights, games or relaxed conversation, these spaces are designed for comfort and connection.

Throughout the house, high-quality furnishings and thoughtful design create a warm, inviting atmosphere, enhanced by three log burners - perfect for cosy evenings after a day outdoors.

At the heart of the property lies the spectacular double-height dining hall - a truly standout feature designed for memorable shared experiences.

This impressive space comfortably seats up to 30 guests for elegant long-table dining, making it ideal for celebratory meals, private chefs and special occasions. For more informal gatherings, it can host 70+ guests for buffet-style dining or drinks receptions, with ample space to socialise and mingle.

As day turns to evening, the hall transforms effortlessly into a celebration space. A built-in Bluetooth sound system, subtle laser lighting and excellent acoustics create a vibrant yet refined atmosphere - perfect for dancing, milestone celebrations or a lively hen weekend without the feel of a nightclub.

For added entertainment, our commercial-grade karaoke system can be booked in advance.

The spacious farmhouse kitchen is designed with group living in mind, offering both charm and functionality.

At its centre is an extra-large range-style cooker with double electric ovens and nine gas hobs, making it perfectly suited to large group catering, private chefs or relaxed communal cooking.

The kitchen is fully equipped with ample crockery, glassware and utensils, and flows into a sociable breakfast room - a natural gathering space throughout the day.

For a more elevated experience, guests can arrange:

A second kitchenette, located within the ground floor bedroom suite, offers additional flexibility for multi-generational groups or guests requiring more independence.

A dedicated games room includes a pool table and darts, with direct access to a patio and outdoor seating area.

The utility room provides space for coats and wellies, along with a washing machine and tumble dryer. The downstairs WC is accessed from here.

This mobility-friendly suite is accessed internally from the main house and provides flexible, self-contained accommodation.

It includes:

• Zip-link beds (king-size or twins)
• A full-size double sofa bed (suitable for nightly use)
• Space for an additional single bed if required

The suite also benefits from its own kitchenette and an ensuite shower room with WC and basin, making it ideal for guests with mobility needs or those seeking a little extra privacy.

The first floor offers a variety of beautifully presented bedrooms, combining comfort with character and flexible sleeping arrangements:

• Master bedroom with king-size bed and single bed, dual-aspect windows and space for an additional guest bed. Ensuite with bath, walk-in shower, WC and basin.
• Triple bedroom with double and single bed, ensuite shower room with WC and basin.
• Triple bedroom with double and single bed, featuring a striking floor-to-ceiling window overlooking the dining hall.
• Superior bedroom (The Cottage) with king-size bed and single bed, plus space for an additional single. Ensuite includes a luxurious whirlpool bath with shower over. This room also features a private balcony with bistro seating — perfect for morning coffee or evening drinks.
• Family bathroom with feature bath, walk-in shower, WC and basin.
• Overflow bedroom with double futon, suitable for additional guests if required.

The top floor offers two dormitory-style bedrooms, ideal for larger groups and flexible sleeping:

• Dormitory room with five single beds (two can be configured as a king-size)
• Second dormitory with one double bed and two single beds

These rooms are connected by a charming low fire door (a favourite feature for both children and adults) and each has access to the main staircase.

Set within five acres of private fields and woodland, Horn Cote Barn & Spa offers a truly exclusive countryside setting.

The central courtyard, accessed from the dining hall, living areas and ground floor suite, is perfect for:

The private spa area includes:

Outdoor lighting and braziers allow the space to be enjoyed well into the evening.

A commercial-grade Grande Kamado BBQ is available, with charcoal available to purchase on site. BBQ chefs can also be arranged for a fully hosted outdoor dining experience.

Private on-site parking is available for up to 12 cars. An on-site EV charging point is also available for guest use (usage charged separately).
