About Rock Cottage

There are a couple of school holiday weeks available: i.e. Saturday 23rd May and w/c Friday 14th August.  There is a 6 night stay available to book on our website from Friday 21st August until Thursday 27th August. We also have availability in early May and in June.  

For some sheer escapism, book a stay at Rock Cottage which sits above the tranquil banks of the wooded and tidal Helford River with its mesmerising and exclusive view.  This unique and idyllic 16th century property has everything you may need, as throughout the many year's of ownership, we ensure it is kept to an exceptionally high standard.   With its private foreshore, jetty, woodland and large grounds of an acre set in AONB, your only company is the myriad of birds that visit. The jetty is a perfect spot to sit, fish or simply catch sight of the elusive kingfishers as they flit by or have an adventure in 'Peggy', our sturdy rowing dinghy.  

You will have complete privacy at Rock Cottage, and coupled with its wonderful views, most comfortable and well-appointed interior, it is truly an enviable location since it has very easy access to many beaches and coves, restaurants, pubs and some stunning riverside, woodland and clifftop walks.  

No neighbouring properties in sight or sound; peace and quiet, away from crowds, enjoy a romantic escape for two or a family holiday in this well-appointed, unique and popular retreat.

The woodland and terraced garden is surrounded on two sides by gentle tidal waters, which present an ever-changing picture of the creek and its shores which are lined with ancient oaks. A sturdy dinghy, suitable for up to four persons, is included from Easter to the end of October depending on tides and the weather. Our large jetty is ideal for launching and storing your kayaks, canoes and SUPs. Fish from here, the foreshore or out in the boat. Go wild swimming. Crabbing is a popular past time with children – bucket and lines supplied.

Retreat to the comforts of this warm cosy cottage, personally prepared and cared for by the owners, set up to accommodate a maximum of four adults with two children, and relax and unwind. Full oil central heating, WiFi, linen, towels and more is provided. There are three bedrooms which includes the separate and spacious Garden Room, a ground floor family bathroom, kitchen/diner with a small walk-in pantry, with all your needs catered for and the bonus of fabulous estuary views!

The beamed lounge has its original cob walls, window seats and large inglenook, and is beautifully furnished with a high quality sofa and matching armchairs. The upstairs master and adjacent children’s bedroom have very comfortable beds, solid oak furnishings, polished wooden floors with spectacular garden and river views. The Garden Room is popular, private and sleeps a couple; from its large panoramic windows there is a fabulous view to wake up to.

There is private off lane parking for two vehicles close to the entrance gate which leads to the patio where a magnificent view greets you.

Lizard Peninsula beaches are world class and a few to whet the appetite include Gunwalloe Church Cove, Poldhu, and Kennack Sands. Kynance Cove is very popular and within a twenty minute drive. The list of attractions vary from wonderful gardens like Heligan, Trebah, Glendurgan, Trengwainton and of course the Eden Project. For those interested in tin mining visit Poldark Mine or the further afield Botallack and Geevor. Children will enjoy the nearby Gweek Seal Sanctuary and for those rainy days, a trip to the Helston Folk Museum is worthwhile. A holiday here offers plenty for all ages and many enjoy horse riding, deep sea fishing, kayaking, sailing, visiting art galleries, taking wonderful walks and of course eating out.

Mawgan village has a church, well stocked shop as well as the excellent Ship Inn, all of which are less than half a mile from the cottage. Go exploring from this peaceful location; its easy access to many places on the Helford Estuary and Lizard Peninsula, make Rock Cottage an ideal place to stay for a week or two, or a short-out-of-season break.

The spacious and flexible accommodation consists of three bedrooms: Master bedroom with 5ft bed, young persons bedroom with two single beds and the separate *Garden Room.  This has two single beds which will be made up as such unless a couple are sleeping in here and request a super king size bed. This *room is not suitable for young children.

Downstairs:

  • The kitchen/diner is decorated in a contemporary country style with quarry tiled flooring. Sit at the beech dining table in front of the large window that frames a picturesque ever-changing view of the creek and countryside, and watch the birdlife in the garden and on the river. A SMEG ceramic halogen hob, new AEG electric steam oven, new Bosch dishwasher, Panasonic microwave, 60/40 fridge/freezer, AEG washer/dryer as well as quality cutlery, china and glassware are provided.
  • The décor in the stylish lounge is enhanced by the cottage’s original features of quirky alcoves and thick cob walls with a copper canopied inglenook fireplace housing an electric wood-burner stove. There is a flat screen Smart TV, DVD player and music system with ipod dock as well as USB charging points. At the far end is a dining table and chairs. Inside the oak sideboard is a range of board games, jig saw puzzles, pair of binoculars and tourist information. Numerous books on the area, classic novels and good walking maps are available.
  • The new luxury bathroom has underfloor electric heating with a full white suite comprising of toilet, built in hand basin with cupboards, a large touch free magnified make-up mirror above which has a toothbrush/razor socket and lights. A large bath with overhead electric shower, is perfect for a soak and there is a wall mounted ladder style heated towel rail too. Luxury toiletries, towels and bath mats are supplied.

Upstairs:

Two of the three bedrooms are upstairs. All beds have quality bedding and rooms are furnished with everything you could need e.g. hairdryers, luggage racks and a radio.

  • The elegantly decorated master bedroom has a king sized bed and triple aspect windows with black-out blinds, LED bedside touch lights and two USB charging points.
  • Adjacent is a twin bedroom, decorated in a nautical theme to appeal to children. As with the master bedroom, this twin room has breathtaking river views.

Outside:

  • The Garden Room is the third bedroom and just feet away from the cottage front door. It offers privacy for a second couple, is fully carpeted, and has two new zip and link 3’6” wide beds. There is a wall mounted 40” HD television, radio and hair dryer. This bedroom will be made up as a twin.
  • “Peggy” is moored on a running line and is included in the rent.  We make her available from Easter to the end of October (weather and tides permitting).
  • New patio dining furniture plus recliners and parasol.
  • Picnic bench close to the jetty for your added enjoyment of the river.
  • Garden benches so you may view from different aspects
  • Strictly no smoking, vaping or candles permitted inside the property.
  • Subject to prior agreement, limitations and acceptance of our House Rules, a dog is welcome. Please mention your wish to bring your pet at the time of enquiry. The charge for a dog is £6.50 per night.

Additional information: For holidays longer than seven nights, a cleaning service with change of linen is offered FOC. If required, a travel cot, baby high chair and changing mat are available. There are no service charges, our rates include: our boat, electricity, heating oil, bed linen, bath sheets, hand and tea towels, luxury toiletries, BT Superfast fibre Broadband (wifi), all household essentials (e.g. toilet paper, dishwasher tablets, etc), and a dog gate. Travel cot and highchair upon request.

Please note that beach towels and cot bedding are not provided.

Our three (3) night out-of-season breaks are available from November to the end of April 2026.  Christmas and New Year are offered for weekly lets or a minimum stay of five (5) nights.

Deposits are still only 10% of the total rent and full payment is due 60 days before the holiday commences. There is a damage deposit payable of £200 with the final rent. We do expect all our guests to respect our home and leave it and the boat (when available), as they find them please.
