Recently built and finished to a high standard, the property has been thoughtfully designed to combine generous living spaces with the comforts of modern family life. Inside, bright, open-plan rooms and carefully chosen furnishings create a welcoming atmosphere for gatherings with family or friends, while the private garden provides space to relax or dine. The layout works particularly well for groups who enjoy spending time together while still having plenty of room to spread out, whether that means relaxed evenings in the lounge or long meals around the kitchen table. It's only a short walk to Penn Hill's shopping and dining area, including the chic Jenkins & Sons bar and restaurant.

Penn Hill is known locally for its lively yet relaxed village atmosphere and sits conveniently between the centres of Poole and Bournemouth. Just a short walk from the house, Penn Hill Avenue offers a variety of independent cafés, restaurants and bars alongside useful local shops. Branksome railway station is less than a mile away, providing easy connections to London and the wider region, while the surrounding residential streets lead towards quiet parks and leafy avenues. The coastline is never far away here. The nearest beach lies around 1.4 miles from the house, offering easy access to the sweeping sands that have made this part of Dorset so popular with visitors. From there, the wider stretch of coastline unfolds, including the famous beaches of Sandbanks and the lively seafront at Bournemouth with its traditional pier, gardens and promenade. Poole Harbour, one of the largest natural harbours in the world, offers sailing, watersports and boat trips to Brownsea Island, where red squirrels and birdlife can often be spotted. Accommodation Comprises: The Laurels is a contemporary holiday house in Penn Hill near Poole, sleeping eight guests across four bedrooms and three bathrooms.

Ground Floor

  • Cloakroom – Ground floor WC located off the hallway.

First Floor

  • Bedroom Two – King-size four-poster bed with dressing table, built-in wardrobe and Smart TV. Large bay windows bring in plenty of natural light, and the room benefits from an en suite shower with a rainfall showerhead.
  • Bedroom Three – Spacious bedroom with a super king bed that can be arranged as twins on request. Built-in wardrobes provide storage, and the room overlooks the garden.
  • Bedroom Four – Bunk bedroom with two single bunk beds, a desk and an open wardrobe.
  • Family Bathroom – Well-appointed bathroom with a shower over the bath, WC and a basin.

Second Floor

  • Master Bedroom Suite – A large and private top-floor retreat featuring a super king bed, mirrored dressing table and a generous walk-in wardrobe. The ensuite bathroom includes twin sinks, a freestanding bath and a separate rainfall shower.

Outside
A large wraparound garden with lawn, deck and outdoor dining area for up to eight guests. The garden is fully enclosed with keypad gate access, offering privacy and a secure space for children to play. Bi-fold doors from the kitchen open onto the deck, creating easy indoor-outdoor living during warmer months. Private driveway parking for two cars with additional unrestricted street parking nearby.

Additional Information
Utilities, WiFi, bed linen and bath towels are included. A travel cot and a high chair are available on request. No pets or smoking. Check in after 4pm and check out by 10am. Quiet hours are between 11pm and 8am in this residential neighbourhood.
