About Barnfield House

Barnfield House is a huge family holiday home in Kent, close to the East Sussex border and in a designated Area of Outstanding Natural Beauty. It is on the outskirts of Hawkhurst village and within walking distance of shops, cafes and country pubs.

Barnfield House is no anonymous holiday let, but a proper family home where the owners live for months at a time while they are in England. There is space for up to ten people to sleep in the five-bedroom, four-bathroom house. There is also potential to squeeze in two more children under two years old if necessary, making it very popular for holidays with extended family or friends. The massive two-acre garden is another fantastic feature, providing areas for playing football and cricket, and a large pond shaded by oak trees.

The owners completed a large internal renovation in June 2025, creating a large kitchen living space opening onto the deck and glorious country views. There is a separate drawing room as well as a TV room. Plus two dining pergolas I the garden. 

The Weald of Kent area is one of the most picturesque regions in the South East, justifying its nickname as the Garden of England. Hawkhurst is the perfect base for exploration, having a Waitrose supermarket, Kino digital cinema, and a good choice of independent places to eat, drink and shop, including some wonderful country pubs. There's something for the whole family to enjoy. National Trust's Bodiam Castle, Sissinghurst Castle Garden and Scotney Castle are all within easy reach, while Leeds Castle and Hever Castle - home to Anne Boleyn's family - is just over half an hour's drive away. Other local attractions include the Rare Breeds Centre, Battle/1066 Country, the Observatory Science Centre at Herstmonceux, the gardens at Great Dixter and award-winning wineries.

Walking and cycling are always popular activities. You can do both at Bedgebury Pinetum as well as Bewl Water, which also has fishing, sailing, boating, canoeing, and an aqua park with inflatable obstacles. There are five golf courses within a small radius, outdoor adventure centres to try activities like archery and quad biking, as well as riding stables. The seaside towns of Rye, Hastings, Bexhill are all within easy reach, as well as Camber Sands for a day at the beach.

Whatever your reason for staying at Barnfield House, whether it's getting together with your extended family for a milestone celebration, catching up with friends you haven't seen for ages, or just getting away with your kids for a relaxed holiday, the setting and standard of hospitality leave you wanting for nothing.

You will feel at home as soon as you step into this spacious, light-filled and clearly loved house, which has stunning countryside views from every room. Richly coloured furnishings with Asian flavour inspired by the owner's travels are a feature of all the living areas, and the many paintings, books and board games help create that homely feeling.

Ground Floor:

  • The heart of the house is the (new in 2025) light-filled open plan kitchen/dining/living space, with far-reaching views over the garden and countryside beyond through six metres of sliding glass doors opening onto large deck. The kitchen area with walk-in pantry is well equipped with everything the keenest cook is likely to require, plus extras like spices and cookbooks. A cosy seating area provides ringside seats to the spectacular view, and the dining table extends to comfortably seat 10 for family and formal meals.
  • Elegant drawing room with big windows overlooking the garden. Natural light pours in during the day, with sunny paint and furnishings making it feel warm and welcoming even on a dreary day in winter. There's no TV in here - it's a grown-up space to gather in comfy seating around the log burner and settle back to chat, read and play board games.
  • There is a separate sitting room, with a big flatscreen Smart TV for bingeing on the best of Amazon Prime and Netflix, and a reading corner.
  • There is a washing machine and tumble dryer in the utility room, which also has a butlers sink, and a door to the side patio with a dining pergola.
  • Cloakroom with a WC and a handbasin.

First Floor:

  • Master bedroom with a magnificent Indonesian teak four-poster super-kingsize (6ft-wide) bed and a walk-in wardrobe. The luxurious ensuite has a bath big enough for two people, a walk-in shower, WC and a handbasin.
  • Second bedroom with a kingsize bed and proper storage.
  • Third bedroom with a comfortable double bed and clothes storage.
  • Fourth bedroom with two single beds and a wall of wardrobes.
  • Fifth bedroom with a trundle bed that can be configured as one or two singles, or a king.
  • Two family bathrooms, one with a bath and walk in shower and the other with a shower, WC and a handbasin. There is an additional WC on this floor.

Top Floor:

  • Family bathroom with a bath, WC and a handbasin.
  • Landing library with books to suit all ages and interests, including children’s books, as well as toys for young children

Outside: Two acres of gardens means there's plenty of room to run and play, sit and eat, or build dens and spot wildlife. A large deck off the kitchen/dining/living room has all-weather rattan sofa set and a pergola with dining table with six chairs. There’s another outdoor dining area on the patio outside the utility room, with a teakwood dining table plus eight seats, and gas bbq. For the kids there's a play area with swings and slide, as well as a Little Tykes playhouse, and garden games (football/cricket/frizbee/badminton). Benches under the crabapple tree and by the large unfenced pond provides peaceful places for quiet contemplation. There's also ample off-street parking.

Additional Information: All utilities, WiFi, bed linen and bath towels are included. A travel cot (no bedding) and highchair are available. The owners can recommend private chefs and wine experiences. Online booking is available through the owner’s website.
