Rhos on Sea Manor is a substantial beachside holiday home designed for larger groups who want space to socialise together without relying on a single shared room. Sleeping up to 34 guests across 13 bedrooms, the house works particularly well for extended families, multi-generational gatherings, and organised group stays where comfort and privacy matter. The building was fully renovated in 2025, with a focus on how the house functions for groups, as well as on decorative impact. Leisure facilities are a central part of the experience, including an indoor swimming pool, a separate children's pool, a sauna, a hot tub, a cinema room, a cave bar, and games areas. A wide range of cafés, restaurants, and pubs is within walking distance, making it easy to enjoy evenings out without needing to plan transportation.
Inside, the layout has been carefully designed to allow different parts of the group to use the house simultaneously without feeling on top of one another. Social areas are generously proportioned and varied, so quieter spaces sit naturally alongside more lively ones. The cinema room and fantastic cave bar are deliberately positioned away from bedrooms, while the main living and dining areas allow the whole group to come together when needed. Bedrooms are arranged with flexibility in mind, featuring a mix of super king and twin configurations, family rooms, and en-suite and shared bathrooms. Finishes throughout are calm and contemporary, allowing the scale of the rooms, natural light and coastal setting to take centre stage.
The location is one of the property's strongest assets. Rhos-on-Sea has a settled, residential feel, with a long promenade, wide sandy beach and a growing selection of independent cafés and restaurants. The beach is only a few minutes’ walk from the house and works equally well for early morning swims, evening walks or unplanned time outdoors between activities. Llandudno is close by for shopping, theatres and attractions, while the wider North Wales coastline offers easy day trips in either direction. Inland, Eryri (Snowdonia) National Park brings mountain scenery, walking routes and outdoor activities within easy reach. This balance of coastal living and access to wider attractions makes Rhos on Sea Manor particularly well-suited for guests who want options without constantly feeling on the move.

Sleeping Accommodation
13 bedrooms are arranged across the house, with layouts designed to suit families and mixed-age groups. Beds can be arranged to suit different group compositions, and the overall layout allows families and couples to cluster together where needed.
Bathrooms & Cloakrooms
11 bathrooms in total, including en-suite facilities, shared family bathrooms and additional cloakrooms. The distribution of bathrooms has been planned to operate efficiently at full occupancy, reducing bottlenecks during peak times.
Living, Dining & Entertainment Spaces
A series of communal spaces allows the group to gather or separate as the mood dictates. These include a cinema room for shared film nights, a games room, and a distinctive cave bar that provides a relaxed evening setting without dominating the rest of the house. Dining areas are sized to accommodate the full group, whether for celebratory meals or more structured gatherings, while the kitchen is equipped to handle catering at scale. On the mezzanine floor there are casino tables as well as another bar area.
Spa & Leisure Facilities
A private indoor leisure area with a heated swimming pool, a separate children’s pool, a sauna, small gym and massage chairs. The space is designed for both activity and downtime, allowing adults and children to use it simultaneously without feeling crowded.

Landscaped outdoor areas with seating, barbecue facilities, pizza oven, hot tub and fire pit. The grounds provide space to spread out, dine outdoors or simply enjoy the coastal air. The beach and promenade are a short walk away, and there is ample on-site private parking.
