Waterloo Place is situated in Tibenham, South Norfolk on the Norfolk / Suffolk border in the heart of beautiful East Anglia. With its ten bedrooms catering for up to twenty people and it’s indoor heated swimming pool, steam room and outside sauna, it is a fantastic venue for large groups to share special moments and make lasting memories. It is perfect for holidays, birthday celebrations, anniversaries, special occasions or a (well behaved) hen party.
It is also the ideal venue for company teambuilding and corporate training retreats with excellent high speed Wi-Fi throughout the whole site. Who could ask for more! The layout of the property is ideal for large groups to be able to gather together and yet have their own privacy at the end of the evening.
For smaller parties the units can be rented individually as a one bed, The Retreat, a two bed, The Pool House and a three bed, part of the Farmhouse. Please see our website for more information.
The main house is made up of seven good sized bedrooms over two floors. There is a lounge with wood burner and full size pool table, a large kitchen / dining room with seating for sixteen at a single table and a snug / TV room for relaxing or just hiding away. Accessible from the kitchen is on outdoor courtyard with overhead lights, seating, charcoal BBQ and access to the outside Sauna. Attached to the house is the indoor swimming pool that joins the main house to the Pool House which sleeps four and is another self-contained unit. This has it’s own kitchen, lounge, two bedrooms and the Steam Room. All at ground floor level, this is well suited to those who have trouble using the stairs. Also attached to the house, but accessible via an external doorway is the Retreat, a single bedroom self-contained unit sleeping two that has its own kitchenette, toilet, shower and bedroom / lounge. Outside there are lawned areas to the front and side of the house.

All towels, one per person and bed linen for your stay are provided. You might want to bring extra towels if you plan on using the swimming pool allot.
The local nearby village of Banham is where you will find a family-run pub, a Post Office and a convenient Morrisons Local shop. Also nearby is the award-winning Banham Zoo, home to over 2000 animals from around the world including snow leopards, pygmy goats, black-footed penguins and royal python.
Keen explorers can look forward to visiting Thetford Forest, the UK's largest manmade lowland forest containing a picturesque patchwork of pines, heathland and broadleave woodland ideal for walking and mountain biking. Whilst here, be sure to brush up on the local history with a visit to Mildenhall Warren and Lynford Arboretum, whilst younger guests of the group will enjoy the exciting outdoor play facilities at High Lodge. Alternatively, the affluent city of Norwich is also within striking distance, home to a magnificent cathedral and impressive Norman castle, as well as a thriving market and great shopping opportunities.
