Welcome to Water Farm Granary, your cosy escape on the edge of Smeeth village.
Tucked away on the outskirts of Ashford, the Granary offers a warm and welcoming retreat with its own private terrace, perfect for morning coffee or unwinding with a book. Guests are also welcome to enjoy the on-site tennis court, set within the beautiful gardens of Water Farm.
The Granary first welcomed guests in 2016 and has been a much-loved rural getaway ever since. In 2025, it underwent a thoughtful refurbishment by its new owners and hosts, blending original charm with a fresh, contemporary style to create a comfortable home-from-home in the heart of Kent.
Despite its private setting, the Granary is incredibly well-connected. Just minutes from the M20, it's ideal for day trips across Kent and beyond. Ashford International Station is nearby, with high-speed rail links to London and Europe. Le Shuttle (Eurotunnel) is only 10 minutes away, making it a perfect stopover, or even a base for a day trip to Disneyland Paris!
You’ll also be within easy reach of some of Kent’s most popular attractions, including Port Lympne Safari Park and the historic Leeds Castle, both perfect for memorable days out.
For your convenience, there's free private parking right outside the Granary. A large superstore and local village shops are less than five minutes away, so stocking up on essentials couldn’t be easier.
Foodies and pub-lovers will find plenty to enjoy, with six traditional country pubs in the surrounding villages, many serving hearty meals and Sunday roasts alongside a warm local welcome.
Looking for more to do? Nearby Ashford offers a variety of entertainment, including cinemas, bowling, soft play centres, and a full leisure centre.

Your privacy is important to us. While The Granary is located adjacent to our home, your space is completely self-contained and private.
We’re always happy to help if you need anything during your stay, but we fully respect your space and will only interact with you if and when you choose to reach out.
Whether you prefer a quiet, independent getaway or occasional friendly assistance, the choice is entirely yours. The Granary has two bedrooms comprising of a master double with triple wardrobe and large chest of drawers providing ample clothes storage as well as a cosy twin room with two single beds with cotton bed linen and towels throughout.
