Kings Hill is a stunning barn conversion that is situated on the brow of the hill between Yarmouth and Totland with unrivalled views out to the iconic Needles lighthouse and Hurst Channel. It is 5 minutes drive from the pretty bustling port of Yarmouth and 5 to 10 minutes drive from 5 different beaches including Colwell Bay, famous for The Hut restuarant. In June it is the perfect viewing spot for the iconic Round the Island Race. You can see the yachts all the way down the Solent and as far as the Needles.
It has panoramic glass frontage to the living area and some creative architectural features. It has underfloor heating throughout the ground floor and all the advantages of a thoroughly modern house. The exterior is clad in Zinc and cedar and it has been nominated for a number of architectural awards. The main entrance leads into a galleried, stone floored hallway and oak steps down into the main living area.
It is a spacious airy open plan building with 4 ensuite bedrooms upstairs and 2 ensuite bedrooms downstairs. the downstairs area is split level so it is not suitable for wheelchair users. Perfect for large family parties, cosy in winter with underfloor heating and a delight in summer when you can throw open the sliding glass doors and let in the sunshine.The house looks out onto an enclosed lawn area amongst farmland which from its elevated position benefits from all the views. There is ample private parking space.
The layout of the house allows for a studio flat with a separate entrance comprising double bedroom, shower-room, kitchenette and living room to be separated from the main house or used as part of the whole.
The open plan living area has a dining area at one end, modern kitchen in the middle and spacious seating area at the other end. Sliding glass doors run along the front of the house leading out onto the paved patio and large ‘infinity’ lawns. The modern kitchen is equipped with cooker, microwave and induction hob, larder fridge and under counter freezer. The Oak topped central island incorporates a wine cooler. At the back of the kitchen there is a spacious pantry with additional storage space.
Upstairs: The master bedroom comprises bedroom, dressing room, and en-suite bathroom/shower-room with double basin, marble surround and great views from the bath. The view from the kings sized master bed is straight out to the Needle Lighthouse in the distance. The other 3 bedrooms on the top floor each have twin beds and en-suite shower rooms. There is a separate bathroom at the end of the gallery passage.
Downstairs: Twin bedroom with en-suite shower room. The studio has a double bedroom with king size bed and a separate shower room.
There is Wi-Fi throughout the house.
Kings Manor Estate is home to the owners and everything is personally managed by them. Someone is always on hand for some local advice or help.
