Set among the dunes at Ynyslas on the West Wales coast, Twyn Isaf is a contemporary five-bedroom beach house designed to make the most of its extraordinary coastal setting. Created in collaboration with award-winning Welsh architects Rural Office, the house combines clean, modern design with natural materials, generous spaces and all the comforts needed for an easy-going holiday by the sea. Sleeping up to 14 guests, it works equally well for family holidays, special celebrations and smaller groups looking for a little more space and comfort.
The house is just a short walk from Ynyslas Beach and the Dyfi Estuary, with wonderful views across the golf course towards Cardigan Bay. A first-floor living space opens onto the balcony, making it an especially lovely place to watch the changing light over the water, while the large lawned garden and private dune sandpit give children plenty of room for their own adventures.
Exploring Ynyslas and Borth
Ynyslas is a wonderfully natural corner of the Ceredigion coast, where sand dunes, beach and estuary meet. Step out for a walk along Ynyslas Beach, explore the Dyfi National Nature Reserve or follow the dunes and coastal paths with the sea always close by. At low tide, the remains of a submerged forest can sometimes be seen on the beach, while the estuary is a wonderful place for spotting birds and wildlife.
There is plenty to do without getting in the car. Borth is close by for its long sandy beach, shops and cafés, while the surrounding coast is ideal for walking, cycling, paddleboarding, kayaking and surfing. Golfers can enjoy the nearby Borth & Ynyslas Golf Club, whose links course sits directly alongside this beautiful coastal landscape.
Discovering West Wales & Ceredigion
Twyn Isaf is also perfectly placed for exploring further afield. Aberystwyth is around 20 minutes away by car, with its promenade, shops, cafés, Arts Centre and Cliff Railway. Head south to Aberaeron and the beautiful Ceredigion coast, or take the train from nearby Borth for a relaxing way to explore the coastline.
Inland, the market town of Machynlleth is a great place to browse independent shops, galleries and its famous Wednesday market, while the Cambrian Mountains offer wonderful opportunities for walking, cycling and exploring. Further adventures include Devil’s Bridge and the Vale of Rheidol Railway, the Dyfi Bike Park, Eryri (Snowdonia) National Park and the coastal towns of Aberdyfi and New Quay. Whether you want an active adventure or simply somewhere beautiful to slow down, Twyn Isaf makes a comfortable base for discovering this exceptional part of Wales.

The accommodation
The five bedrooms are arranged across three floors, giving everyone a comfortable space to retreat to while keeping the main living areas at the heart of the house. Four bedrooms have king or super-king beds, while the top-floor loft room has four full-size single beds and its own WC — a flexible space particularly well suited to children, teenagers or a family.
For larger groups, two of the principal bedrooms can each accommodate an additional fold-out single bed, allowing Twyn Isaf to sleep up to 14 guests plus a cot. The layout also works beautifully for smaller groups, with four generous adult bedrooms providing plenty of space and privacy.
Living spaces
The main living room occupies the first floor, where large windows and doors open onto the balcony and make the most of the views across the golf course and Cardigan Bay. It is a lovely space for everyone to come together, whether for a long breakfast, a family meal or an evening watching the changing colours over the bay.
On the ground floor, the open-plan kitchen and dining area is well equipped for group meals, with a Rangemaster cooker, two dishwashers, a large fridge freezer with ice maker and a Nespresso coffee machine. There is also a separate snug with a TV, books and games — a useful second space when some guests want to relax quietly.
Outside
Outside, there is a large lawned garden, private dune sandpit and outdoor dining area with a Kamado-style BBQ. There is also an outside heated shower — particularly useful after a sandy day at the beach. The driveway provides parking for up to six cars, making arrivals straightforward even when the house is full.
Family-friendly
Families are particularly well catered for, with a travel cot, highchair, baby bath, toddler step, audio baby monitor, stairgates and children's cutlery and dinnerware provided. The loft bedroom, dune sandpit, garden and proximity to the beach give younger guests plenty of their own space and things to discover.
Year-round comfort
Twyn Isaf has been designed for year-round comfort, following Passive House principles with high levels of insulation and filtered fresh air. In cooler months it provides a warm, cosy base after a day on the coast, while in summer the generous glazing, balcony and outdoor spaces make it easy to enjoy the landscape. It is a house designed not just to accommodate a group, but to make spending time together feel special.
