Waterside Croft started life as a working cow shed and has been lovingly transformed into something rather special. This spacious Derbyshire stone barn sleeps 21 across nine bedrooms spread over two floors, with those gorgeous original beams overhead and views across Carsington Water that'll stop you in your tracks. You're literally on the circular walking route around the reservoir - about 100 yards from the water's edge - so mornings start with those still-water reflections and evenings end watching the sun sink behind the far shore. The combination of proper family space inside and that stunning reservoir setting outside makes this group holiday home brilliant for big family gatherings where everyone can be together without tripping over each other.
Carsington Water sits on the edge of the Peak District and is one of Derbyshire's favourite outdoor spots. The reservoir itself is an RSPB nature reserve, so you're sharing the space with all sorts of birdlife, making it superb for early morning wildlife watching. The circular walk around the water is about 8 miles and perfect for leisurely family strolls or more energetic hikes, while the cycling trails cater for little legs on balance bikes right through to serious riders. The visitor centre has cycle hire if you haven't brought your own, plus a sailing club on site, a climbing wall for adventurous kids, and an adventure playground. The market town of Ashbourne is just a few miles away. It's one of those picture-perfect Derbyshire towns with cobbled streets, Tudor and Georgian buildings, and a proper welcoming Market Place hosting markets on Wednesday, Friday and Saturday. You'll find independent shops, cafes serving homemade cakes, and good pubs for family dinners when you can't be bothered cooking for 21.
The Peak District spreads out beautifully from here. Dovedale, with its famous stepping stones and Thorpe Cloud, is close by - that iconic Peak District walk where you hop across the River Dove with the limestone cliffs rising around you. Chatsworth House and its magnificent gardens are worth the drive, as is Haddon Hall for a proper medieval atmosphere. The spa town of Buxton has thermal baths, elegant boutiques, and a gorgeous opera house, making a lovely day out, while Matlock Bath's cable cars up to the Heights of Abraham always go down well with kids. Bakewell is close enough for grabbing those famous puddings and tarts (though it's hotly debated which bakery has the original recipe!) The limestone dales, dramatic peaks, and charming villages that make the Peak District special are all within easy reach. The front garden looks straight out over Carsington Water, which is absolutely perfect for morning coffee while watching the mist lift off the reservoir. The back patio is sheltered and ideal for barbecues, with outdoor seating for those long summer evenings when nobody wants to go inside. You're on the circular walking route, so you can step straight out for walks without needing to drive there first. Parking for seven cars on site, and bike storage can be arranged for cycling enthusiasts.
