Meadow Brown Cottage is a spacious and comfortable cottage ideally situated to enjoy the North Norfolk Coast the Norfolk Broads and the surrounding countryside, villages and attractions.
The cottage is perfect for up to 5 guests and is fully equipped for a relaxing self catering holiday in a beautiful rural setting.
In addition to the two double bedrooms and bathroom on the first floor, the cottage has one single bedroom on the ground floor plus a ground floor shower and toilet so ideal for a guest with reduced mobility.
Cromer A 30 minutes drive to the traditional coastal town famous for Cromer Crab, with it's sandy beaches, a Victorian Pier and bustling town with plenty of independent shops, restaurants, cafés and art galleries.
Happisburgh The Historic coastal village is a scenic 12 minutes drive, famous for its red and white striped Lighthouse, archeological finds and secluded sandy beach with dramatic views. A stunning area for bird and seal watching and walking.
Old Vicarage Gardens 32 acres of spectacular garden rooms to explore. A stunning place to visit located just a 6 minute drive from Meadow Brown Cottage. The gardens and tea room are open to the public from 1 April to 31st October.
Weavers Way a 61 mile footpath that stretches from Cromer to Great Yarmouth traversing many villages and places of interest linking with the North Norfolk Coastal Path. A section of the Weavers Way can be accessed in Chapel Road, a short walk from the cottage, a varied path that includes the North Walsham & Dilham Canal.
Stalham and North Walsham are reached by car a short drive from the cottage where you will find a large selection of shops, supermarkets, antique shops, charity shops, pubs, restaurants and cafe's.
Wroxham famous for the department store Roys of Wroxham and a gateway to the broads. Wroxham is a must visit place, with a vast selection of self drive boats to hire, excursions and an array of shops and waterside restaurants, pubs and cafes to enjoy.

Table and Chairs, Ample Storage, Tall half & half Fridge/Freezer, Ironing Board & Iron and Cleaning Equipment, Door that leads to the enclosed terrace.
Lounge - Large triple aspect, spacious and light lounge, with a comfortable 4 seater sofa, 2 armchairs, Smart TV, quality board games, chess sets, reading and reference books. Patio Doors leading to the large enclosed terrace that overlooks the communal garden and lake.
The Terrace - A lovely south facing outside space with an uninterrupted view of the lake. Perfect for your morning coffee, long lunches and relaxing sundowners. Equipped with Table, Chairs and Umbrella, with storage containing deckchairs
The Single bedroom on the ground floor is ideal for guests with reduced mobility, this pretty room has a wardrobe, drawers, bedside cabinet, hangers, mirrors, lamp, hairdryer and radiator.
Shower Room - There is a well appointed and useful ground floor shower room which has a roomy shower cubicle, toilet, hand basin, storage cabinets and heated towel rail
First Floor
The cottage has two attractive double bedrooms on the first floor.
Bedroom 1 - The Master Bedroom overlooks the lake and communal gardens and has a king size bed
Bedroom 2 - The Second Double Bedroom contains twin single beds overlooking the fields at the front of the property.
Both Bedrooms have ample built in wardrobe space, drawers, bedside cabinets and lamps, hangers, mirrors, hairdryers and radiators.
Bathroom - The Bathroom on the first floor has a bath, over bath shower, toilet, handbasin and storage cabinets and heated towel rail.
Facilities
Communal Laundry Room situated at the end of the row of cottages, with coin operated washing machine & tumble dryer, these take £1 coins.
Communal garden and Lake accessed from the cottage terrace for all guests to enjoy.
Fishing is permitted, the lake contains small fish like Roach, Rudd and Perch and is a perfect place for the leisure angler to while away a few hours.
Caution must be taken with children and they must be supervised at all times around the lake as it is very deep.
Heating The cottage is heated via oil fuelled central heating with radiators to all areas.
Hot Water constant via oil fuelled combi boiler
Parking There are two parking Spaces allocated to the property situated to the right of the driveway entrance.
Towels, Tea Towels and Bed Linen supplied Please bring your own Beach Towels as these are not supplied
Welcome Pack Contents vary but includes a small selection of Tea, Coffee, Coffee Pods, Sugar and Milk as standard to ensure you have a hot beverage available upon arrival

Damage Deposit A £200 damage deposit will be required, this will be returned to you within 48 hours providing there are no damages to the property and contents
