Perfect for a large family gathering, reunion of friends, milestone celebration or corporate event, Fair Oak Farm offers a unique collection of self-catering set amongst glorious Sussex countryside on a twelve acre private country estate.

Accommodating parties of up to thirty six guests, Fair Oak Farm is every bit as popular with large groups as it is with families and couples offering a diverse range of accommodation, all presented to a very high standard boasting plenty of character. The Grade II listed Farm House is the largest of them all sleeping up to twelve guests in five bedrooms. In a converted farm building, the Barn and Cow Shed sleep six in three bedrooms; and the Grain Store and Stable Cottage each sleep two guests in one bedroom (or four with the use of a sofa bed). Complementing and adding to the diversity of the accommodation, there are also two gorgeous Shepherd Huts sitting in the orchard; the Hay Barn and two Eco-Lodge Tree Houses mingling amongst the ancient trees with fabulous valley views (each perfect for couples sleeping two). Whether the quirkiness of the Tree Houses and Shepherd Huts takes your fancy, or the country charm of the Farm House attracts, you are assured a high standard of comfort and style, perfectly blended with lots of original character.

It's hard to imagine a nicer country retreat to gather a large group of people. A place that not only provides plenty of space to relax and unwind together, but also offers accommodation for those who like having their own personal space and privacy. From the moment you arrive along the sweeping gravel drive past the beautifully maintained gardens, you are sure to be enchanted.

The farm sits in a picturesque wooded valley near Mayfield village (voted Best Village in Britain 2017 with a good range of amenities), and is nine miles from Tunbridge Wells close to the Sussex / Kent border. The surrounding area is peppered with pretty villages with ancient churches and welcoming country inns, as well as some of the country's most spectacular castles, country houses and gardens. Spend your days walking or cycling the tracks and trails of the Ashdown Forest or the North Downs Way with miles of stunning scenery to enjoy along the way. The Cuckoo Trail is another popular route for cyclists, as is Bedgebury Forest and Bewl Water which also offers water sports. Fishing, golf and horse riding are just some of the other outdoor activities available locally.

For day trips out, the younger ones are sure to enjoy Drusillas Park Zoo, Go Ape at Bedgebury Forest and a trip on the Bluebell Steam Railway. Hever and Scotney Castles are also a must to visit, as is Tunbridge Wells for shopping, the county town of Lewes which has its own currency, castle and is home to Anne of Cleves Tudor House, and Groombridge Place Enchanted Gardens to name just a few.

With ample parking and plenty of indoor and outdoor space, this superb holiday complex has wide appeal and is perfect for large groups. Approached via a sweeping driveway, the properties nestle amongst well maintained grounds and are accessed via a lovely courtyard area which is perfect for sitting out and enjoying the sunshine.

Available to rent as a whole complex or individually, accommodation comprises:

  • Farm House - sleeps ten to twelve guests in five bedrooms (four on the first floor and one on the second). Both the master double bedroom (with dressing room) and second large double (with extra day bed) have en-suites, plus there are three additional flexible double rooms that can be made up as twins by arrangement sharing a family bathroom. The living area is on the ground floor and includes a lovely beamed sitting room with open fire; large farmhouse kitchen fully equipped for catering including an Aga; open-plan dining room; snug for enjoying a quiet moment; hallway and cloak room with WC. Guests also have a private courtyard at the back of the property with outdoor furniture and garden to relax.
  • Barn and Cow Shed - sleeps six guests in three bedrooms. Spacious with high vaulted ceilings, the living space is open-plan with plenty of space to cook, dine and relax. Both double bedrooms have an en-suite and the twin bedroom has the use of the family bathroom.
  • Stable Cottage - sleeps up to four guests with one double bedroom plus a sofa bed in the sitting room. The kitchen/diner is well equipped and there is a bathroom and courtyard area outside for relaxing.
  • Grain Store - sleeps up to four guests in one double bedroom and has a sitting room (including sofa bed) with dining area and separate kitchen. Grain Store also has a courtyard and private garden.
  • Eco-Lodge Tree Houses - both of these fabulous houses sleep two guests and are fully heated, insulated and offer studio style accommodation with a double bed, kitchen area, wet room, arm chairs and television. Access is via steps or a ramp.
  • Shepherd Huts and Hay Barn - All three of these fabulous retreats sleep two guests and have a double bed, fully-equipped kitchen, shower room, area to sit and dine (with television) and a log burner (only in the Shepherd Huts) for extra cosiness.
  • The Barn - A spacious area perfect for business meetings and large group gatherings with flexible banquet seating for approximately thirty guests; WiFi and large screen projector.

Outside: Guests have plenty of space to relax and unwind with twelve acres of grounds to enjoy. Outdoor seating provided, along with a BBQ and firepit. There is also ample off-road parking available.

Additional information: Fair Oak Farm is easily accessible by train from London within an hour (Stonegate train station is just two miles away). Prices include heating, electricity, bed linen and towels. WiFi internet access available in each property. Bikes can be hired on the estate. External catering/chef hire and a photographer can be arranged, along with on-site activities including falconry. No Smoking. Dogs are welcome at an additional charge of £20 per dog per stay. Cots (£20 per week) and high chairs (£10) available by prior arrangement. When sofa-beds are used for additional sleeping, a surcharge of £10 per extra guest is applied.

Short breaks available all year round: Weekend (Friday to Monday three night breaks); Mid-week (two night breaks starting on a Monday or Wednesday or four nights from a Monday) and weekly breaks (starting on a Friday or Monday) offered all year round.
