The multi-award-wining property is ideal for hosting a retreat, business group or gathering of family and friends.

Fair Oak Farm offers a unique, stylish collection of boutique, self-catering accommodation and facilities, set amongst glorious Sussex countryside on a twelve-acre private country estate, located in the High Weald, designated a protected Area of Outstanding Natural Beauty.

It's hard to imagine a nicer country retreat to gather a large group of people. A place that not only provides plenty of space to relax and unwind together, but also offers accommodation for those who like having their own personal space and privacy. From the moment you arrive along the sweeping gravel drive past the beautifully maintained gardens, you are sure to be enchanted.

Location & Local Area

Fair Oak Farm is easily accessible by train from central London within an hour (Stonegate train station is just two miles away) and is only 45 mins from Gatwick airport.

The farm sits in a picturesque, wooded valley near Mayfield village, nine miles from Tunbridge Wells close to the Sussex / Kent border and only 25 minutes from the South Coast. The surrounding area is peppered with pretty villages with ancient churches and welcoming country inns, as well as some of the country's most spectacular castles, country houses and gardens.

Bedgebury Forest and Bewl Water are a short drive, offers cycle hire and water sports. Fishing, golf and horse riding are some of the other outdoor activities available locally.

Availability & Prices

Short breaks are available all year round, with seasonal rates for weekend, extended weekend, mid-week and weekly bookings.

Weekends start from £4,500 plus VAT. Mid-week hire starts from £3,105 plus VAT. Weekly rates start from £6,525 plus VAT.

Discounts are provided to incentivise lower occupancy bookings, such as retreat organisers and business groups.

Prices include heating, electricity, bed linen and towels. Free wifi is available.

Cots and highchairs are available, if requested and booked at the time of booking.

Individual buildings are not usually available to rent on their own.

Accommodation Comprises:

For groups of family and friends, sleep up to 32 guests including couples.

For business groups or retreat organisers, you can sleep up to 17 guests, each with their own private lodge, cottage or double bedroom with en-suite, or up to 24 guests with some sharing twin bedrooms.

Exclusive hire of the property includes homely, boutique bedrooms in ten separate buildings across the estate, each with their own private kitchen, dining and living space with the option for separate staff accommodation if required.

The range of accommodation includes a five-bedroom Grade II listed farmhouse, two-bedroom Oast House and a complex of converted barns which include individual cottages and suites. In the grounds, there are also two gorgeous Shepherd Huts sitting in the orchard; the Hay Barn, two one-bedroom Eco-Lodge Tree Houses and a larger two-bedroom tree house mingling amongst the ancient trees, each with their own kitchens, living space and fabulous, uninterrupted valley views. Whichever you stay in, you are assured a high standard of comfort and style.

Communal Spaces and Facilities

Exclusive hire of the property comes with a large communal barn with kitchen/bar, large screen projector and flexible tables and chairs, making it an ideal space for lounge dining, group workshops, meeting and presentations.

The ground floor of the grade II listed farmhouse has private reception rooms with log burner and an open plan kitchen dining space which opens out on to large courtyard for alfresco dining.

Within the grounds is ample indoor and outdoor practice spaces for classes and workshops, such as yoga, pliates, fitness or dance. Separate workshop and break-out spaces including cinema barn, open bay games barn, outdoor sauna and pop-up studio spaces for on-site treatments are also available.

A gated entrance leads to private parking for up to 15 cars. Private garden spaces including lawns, apple and plum orchard, children’s play area and private courtyards with outdoor seating, fire pits and large charcoal barbecue.

Introductions can be made to trusted local suppliers, who are familiar with the property, such as for on-site treatments, yoga teachers or a private chef.

The on-site treatment studio is beautiful environment for those seeking a little holiday pampering, offering massages, facial therapies, manicures and pedicures and body and beauty treatments.

Other suppliers include a taxi service for station pick-ups and airport transfers, a private photographer to capture wonderful memories and expert practitioners, such as for business coaching, nutrition or hypnotherapy.
