HILL VIEW FARMHOUSE — SLEEPS 20— TWIN HOT TUBS — TOTAL PRIVACY ON THE RUTLAND BORDER
Picture the first evening of your celebration: drinks poured, twin hot tubs steaming and ready the moment you arrived, two acres of gardens around you and nothing overhead but stars. With open countryside on every side and remarkably little light pollution, stargazing from the tubs is something guests talk about long after they've gone home. (weather permitting)
Hill View is a handsome farmhouse on the Rutland border, six miles from historic Stamford and around an hour's drive from North London ( just of the A1 and in the centre of the UK) — close enough for everyone to reach easily, remote enough that you have it entirely to yourselves. There are no immediate neighbours, which means no curfew: the music, the karaoke and the hot tubs run as late as your celebration does.
THE FARMHOUSE
Five generous bedrooms and three bathrooms sleep up to 19, (0ne pull out bed to make 20) and crucially the whole group can actually be together. The magnificent 40-foot kitchen and dining room room allows seating for every single guest around all the tables at once, and floods with light all day — so nobody is exiled to a side room while dinner happens elsewhere. (Many guests have outside caterers) A log burner keeps it wonderfully cosy once the evening slows down.
One bedroom sits on the ground floor near a shower room, a real help for anyone in your party with limited mobility.
French doors lead from the living space to a broad patio with evening lighting and comfortable seating for everyone, so summer gatherings drift naturally outdoors to the charcoal barbecue and those countryside views.
THE GROUNDS
You could easily spend the whole stay without leaving the gate. Within the two private acres you'll find:
Twin hot tubs (available to hire), adjacent and positioned to look straight out over open fields
A charcoal BBQ with the same glorious outlook
A quarter-acre lawn with football goals (6 *4)
Outdoor table tennis
A fenced one-acre paddock — perfect for rounders, garden games, or letting well-supervised dogs stretch their legs
There is off-street parking for every vehicle, and Wi-Fi.
EXPLORING RUTLAND AND STAMFORD
The Six Bells, a much-loved village pub, is just two miles away in Witham on the Hill. (In the Michelin guide) Rutland Water is a ten-minute drive: hire bikes for the shoreline circuit, try sailing or climbing, or spend an afternoon at its award-winning aqua park, which even has its own beach.
Stamford itself is a treat — England's very first designated Conservation Area, with some 600 listed buildings spanning medieval to Georgian, and streets of honey-coloured stone that film-makers keep returning to for period dramas such as Pride and Prejudice and Middlemarch. Browse the boutique shops and cafés, book one of its excellent restaurants, or head just outside town to Burghley House and its deer park. In summer, the Stamford Shakespeare Company stages open-air productions at nearby Tolethorpe Hall — a magical evening out. Stamford has been recognized as one of the best places to live in the UK, according to the Sunday Times Best Places to Live guide. Toft golf course is only 4 miles away.

Accommodation Comprises:
Hill View is huge, with spacious living areas and comfortable bedrooms. Accommodation is over two levels. All rooms are furnished to a high-standard using carefully chosen furnishings that create an atmosphere that feels like you're staying in a friend's luxurious country house or a small boutique hotel.
Upstairs:
Outside: The space outside is as impressive as that within. There is a patio with garden furniture that seats up to 20 people and a charcoal barbecue, as well as sun loungers and picnic tables. The twin hot tubs (which are totally private and have no curfew) overlooks the acre-sized paddock and the rolling countryside, and there is also a table tennis table. The front and rear paddocks are ideal for games (there are goals for football lovers) and picnic tables seat up to 20 guests. The house has off-street parking for up to 15 cars.
Additional Information: All utilities, WiFi and bed linen are included. Guests to supply bath towels and towels for use near the hot tub. A welcome basket of fuel for the log burner is provided. A travel cot (no bedding) and a high chair are available - please request these when booking. Up to two well-behaved dogs are welcome through prior arrangement and a small surcharge. Smoking is not permitted.

The property is in the centre of England, easily accessible for all by car or train. There is no evening curfew in terms of the use of the large twin HOTUBS ; Prices are are flexible depending on number in party.
