About Flint Cottage

Flint Cottage is a very pretty single-storey period holiday cottage that is located in the quiet, friendly market town of Saxmundham, providing a perfect place for a relaxing break at any time of the year. It is ideally situated just four miles from Snape and eight miles from the popular coastal town of Aldeburgh - providing the ideal self-catering base to enjoy all that Suffolk and its beautiful coastline has to offer.

The area is also an excellent choice for Walking Holidays, with numerous planned out routes and it’s gentle terrain. And for Birdwatching too, with RSPB Minsmere just 6 miles away, Orford Ness approx 30 minutess drive, and several other Nature Reserves locally.

The little market town of Saxmundham sits on the River Fromus, a tributary of the River Alde and has a weekly market on a Wednesday. Here you feel like you are stepping back in time to a more relaxed pace of life.

Located just five hundred yards from the town's High Street, Flint Cottage is close to the good selection of independent shops for forgotten provisions. There is also a newsagents, stationers, bakers, chemist, hairdressers, plus two supermarkets - Waitrose and Tesco (both open seven days).

This charming town also has a Museum as well as two galleries displaying a small selection of art, along with a wide variety of cafes, restaurants and take-away outlets catering for all tastes and budgets.

The Carlton Country Park (just ten minutes walk away) provides a pleasant place for a gentle stroll and you are able to take a short bus ride or taxi to nearby Snape Maltings, Leiston or Aldeburgh for an evening at the theatre, cinema, concert or a meal.
Alternatively you may decide to stay more locally and try the “Poacher’s Pocket” - a traditional, quaint country pub serving home-cooked meals and real ales (just five minutes by car or a pleasant 30 minute walk through the Country Park).

Whether you are looking for a relaxing holiday or want to visit the many places of interest and attractions of Suffolk, this is an ideal place to spend a holiday or short break.

Location (Suffolk)

Flint Cottage is a traditional Suffolk flint holiday cottage that is believed to date back to around the 1800’s. Many of the lovely period features have been retained and the cottage has been renovated to provide guests with all the modern comforts and conveniences you would expect. As the cottage is single-storey, all the accommodation is on one level - with no stairs, or awkward steps.

Accommodation and facilities comprise:

  • Cosy living room with wood-burner. The place to be on chilly afternoons or winter evenings is in front of a gently crackling log-fire! The first basket of logs is provided, extra logs can be purchased locally.
  • Separate dining room overlooking the pretty (private) courtyard.
  • For rainy days or lazy afternoons there is a small library of magazines, books, DVDs and board-games.
  • The 32 inch flat screen SmartTV is WiFi enabled, so you can get Catch-up TV such as BBC iPlayer as well as Freeview extra channels and Radio stations. It also plays DVDs, music CDs.
  • The newly re-fitted kitchen is fully equipped with all essentials - including electric double oven and gas hob, washing machine, large fridge/freezer, microwave and a dishwasher. There is plenty of crockery, glasses and cutlery, along with other useful items, plus initial supplies of tea, coffee, etc. Plus a Tassimo coffee machine.
  • The Green Room: Double bedroom with Victorian-style metal headboard (4’6” double), and sprung mattress with memory foam top, and built in wardrobes.
  • The Blue Room: Master bedroom with built-in wardrobes and plenty of storage. This bedroom can either be arranged as a Kingsize Double bed or as a Twin room, with two 2’6 single beds. (Please state your preference of Kingsize or Twin beds when booking). The beds have memory foam mattresses.
  • The Bathroom is newly re-fitted with dual shower over the full-length bath, toilet, mirror over the basin, plus shaver point and towel-radiator.
  • Secure enclosed garden to the front and pretty (private) courtyard garden (with outdoor furniture and parasol for hot weather) to the rear.
  • Iron and ironing board provided. Washing line in courtyard.

Additional information: Prices are fully inclusive - there is nothing else to pay. All bedlinen and towels are provided. There is plenty of hanging and drawer space, plus useful items such as a hairdryer in each bedroom. A travel cot and highchair are available on request, at time of booking, at no extra charge. Log burner - beginning of October, until end of March/April - depending upon the climate. First basket of wood provided, additional logs can be purchased locally. Short-breaks are available (three night minimum applies) - please enquire with the owner. Maximum price is £995 (July, August, September) and £1,195 (Christmas and New Year). Rated 4 Star GOLD by Visit England. The cottage has full gas central heating. Payment by Credit/DebitCard either online on the owner’s website or by secure weblink sent by email. The owner’s Booking Process includes the completion of a Booking Form (with name, address, contact telephone numbers and dates of stay, etc.) and payment of a (returnable) Damage Deposit of £250 per property booked, which is paid by Card and returned to the same Card within 7 days after Departure. Full Terms & Conditions are on the owner’s website. The owner also welcomes Business Travellers, and longer stays.

PETS GO FREE! There is no additional charge(s) for accommodating your dog(s). Small, Toy or miniature breeds which are clean and well-behaved ‘family pets’ are made very welcome. A guide is ... no more than about 14 inches (35 cm) in height (to the shoulder) or 9-10 kg in weight, and no more lively than a Cavalier King Charles Spaniel. (Please ring to check before booking if you are not sure. Dogs have to be ‘Checked-In’ on Arrival, and there is a ‘no toileting in the property’ rule.) The Holiday Cottages are Period properties and are not suitable for bigger or boisterous breeds of dog. So, sorry but your dog cannot be accommodated if it is, for example, a Collie, Labrador, Golden Retriever, German Shepherd, Springer Spaniel, or similar. Transport: The area has a very good public transport system and there is a direct service from London Liverpool Street to Saxmundham station, taking approximately one and a half hours, making this an ideal location for those who do not want to bring the car.

Changeover day: usually Friday for weekly bookings. Friday or Monday for Short Breaks.

Parking is on the road - outside the cottage. It’s usually possible to park right outside the front gate, but if not a few yards in either direction. Being single-storey Flint Cottage has a wide frontage, so it’s usually easy to park right outside the cottage. Saxmundham is a small town and the cottage is in a quiet residential street.
