About Limes Farmhouse

Limes Farmhouse is a beautiful early Georgian property, steeped with charm. Inspired by eco-friendly principles, the owners have renovated this gorgeous property to a very high Five Star Gold standard, keeping original features like exposed beams and handmade brick floors, and complementing them with discrete modern conveniences like geo-thermal under-floor heating. Sleeping up to four guests in two bedrooms, Limes Farmhouse is perfect for couples and families who want to holiday in the heart of the Norfolk Broads.

The property is on a former working farm around a ten-minute walk from Ludham Village. It's quite possible to leave your car untouched for a week and explore this wonderful region by boat or kayak, on foot, or on a bicycle. The village has two excellent pubs - The Dog and The Kings Arms, a good butcher, café, and village store. Ornithologists flock to the Broads for the rich array of bird life, and there is an abundant array of wildlife and insects which you can't easily see in other parts of the country.

Venture ten miles east of Limes Farm and you'll reach Norfolk's wonderful coast. The beaches here are clean and sandy, with virtually every seaside village or town boasting theirs is Norfolk's best fish and chip shop! Sea Palling is the nearest beach. It is a favourite with families for the Blue Flag status, summer lifeguards and good amenities. Horsey Beach is more secluded but a great spot to see the grey seals who come ashore to have their pups here every year. A lovely walk is the three-mile return path from Horsey Windpump along the dunes to the beach.

Great Yarmouth is a popular seaside resort around half an hour's drive south, or head north to Cromer, famous for its fresh crab and royal connections.

As fantastic as the Broads and beaches are, you may want to spend a day away from the water. If that’s the case, Norwich is a vibrant city with a magnificent cathedral, excellent shops, and wide choice of bars and restaurants. There are also attractive towns like Holt, with independent shops to browse that put the fun back into shopping. Bewilderwood, Wroxham Barns Farm and Amazona Zoo are all popular with families with young children and are just a short drive away.

Don't be fooled by the sleepy demeanour of the Norfolk Broads! There is always something interesting to do or see, whether you get your kicks on the water or prefer dry land. The locals are friendly, the food is fantastic, and the and the scenery is unbeatable, and Limes Farmhouse is an excellent place to stay while you explore.

Location (The Norfolk Broads)

Limes Farmhouse is perfect for couples or families, sleeping four people in a double and a twin bedroom. It was built in 1750 and is a traditional thatched Norfolk farmhouse. The owners have incorporated many clever eco-friendly touches into their sympathetic restoration, and are justifiably proud of their VisitEngland 5 Star Gold and Gold Green Tourism Awards.

Downstairs:

  • A cosy sitting room with large fireplace fitted with carbon neutral wood burning stove and furnished with comfortable leather seating. The room also features a flatscreen television with DVD player and a selection of toys and games.
  • The large combined kitchen and dining room is the heart of the home. It was designed and crafted specifically to fit the space and includes a butler's sink, electric Rangemaster cooker, fridge freezer, washer/dryer, and a country kitchen table seating six people.

Upstairs:

  • The master bedroom has a very comfortable double bed, bedside tables and reading lights, dressing table and chair, and good storage. The ensuite shower room includes a shower, handbasin and WC.
  • The twin bedroom is light and fresh, with waxed oak floorboards and good quality bedding. It is large enough for two adults to share and perfect for children. The walk-in wardrobe provides ample storage.
  • A generously sized family bathroom has a full sized bath, hand basin and WC.

Outside: A private patio and barbeque area is ideal for outdoor summer dining and grilling freshly caught fish or locally sourced meat from the butcher in the village. Guests also have use of the adjacent grassy orchard for picnics and playing. There is private off-street parking with an EV charging point if required.

Additional Information: WiFi is available throughout the property and is included in the price together with a welcome basket of logs for the wood burner, utilities, linen and towels. Up to two well-behaved dogs are welcome by prior arrangement with the owner. No smoking. Depending on availability, Limes Farmhouse is available to hire together with Limes Farm Cottage and The Limes for parties sleeping up to twelve.
