About Spring Farm

Spring Farm is a perfect escape for large families or groups of friends who want space to spread out and relax. With room for up to twelve people in six bedrooms, it can accommodate all of your nearest and dearest, setting the scene for a memorable stay in the East Sussex countryside. Whether you want a summer holiday, family or friends reunion with tennis, swimming and barbecues, or want to provide your kids with the sort of Christmas-with-all-the-cousins that you enjoyed as a child, Spring Farm will give you a warm welcome.

The house is in a scenic location less than a mile from the centre of Waldron village where you will find a fantastic pub, the Star Inn, serving regional ales and delicious food using local ingredients. Waldron also has a good village shop and tea room, and a beautiful church that has been a focal point for the community since 1195 and which enjoys some of the best views in the village. The market town of Heathfield is three miles from Spring Farm. It only takes around five minutes to drive, however the walk or cycle is worth the uphill climb for the fantastic views of the countryside. Besides, what comes up must come down, and after you have caught your breath and done a little shopping, the return journey is mainly downhill.

With its tennis court, indoor pool, snooker room and nine-acres of land, you could be perfectly happy spending most of your time at Spring Farm. However, should you decide to venture out to sightsee then you are spoiled for choice. Brighton, Eastbourne, and Hastings give plenty of variety for a day at the beach, while the South Downs National Park and Ashdown Forest have endless opportunities for walks and bike rides to suit every ability. Royal Tunbridge Wells has a great mix of history and shops, while the county town of Lewes puts the fun back into shopping with its medieval streets housing independent boutiques, galleries and antique shops, along with plenty of cafes and restaurants to refuel. Glyndebourne, Battle and Battle Abbey, Sissinghurst and Bodiam Castle are also nearby.

A fantastic holiday is as much about the place you stay as well as the people you are with and the sights you can see. Spring Farm is a beautiful home-from-home where you can take time to catch up with the people you enjoy spending time with.

To call Spring Farm "spacious" is doing it a disservice, as this property is enormous both inside and out. Six bedrooms, four bathrooms, an indoor swimming pool, games room and nine acres mean there is more than enough room for a raft of fun activities whether that means snoozing on the sofa in front of the open fire after a Sunday lunch or settling family rivalries in a fiercely contested game of croquet.


  • Entry is through a large hall, leading off which is a convenient cloakroom with WC, hand basin and shower.
  • The living room has large, comfortable couches angled towards the inglenook fireplace and open fire. Exposed oak beams and a brick chimney breast contrast with the cream décor, while the multiple windows make it feel light and spacious in summer, and allow the winter sun to warm the room in colder months.
  • The open plan kitchen/diner has a long table that seats up to 12 adults, and a high chair is available on request. The triple aspect room has lovely views over the garden, and the full-length glass doors open up onto the patio.
  • The fitted kitchen features lots of cupboards and bench space so that you can unpack all your groceries and store everything away. The owners have taken care to include a good variety of cooking utensils, pots and pans so that catering for large groups is as easy as if you were cooking in your own kitchen at home.
  • A games room with a three-quarter size snooker table is popular with guests of all ages.
  • Access to the heated indoor pool and sauna is via the ground floor. This area can be locked for children's safety if there are no adults to supervise.
  • There is also a conservatory which overlooks the patio and garden.


  • There are six bedrooms upstairs. Each is decorated predominantly in white with different accent colours, and features good quality bedding and ample storage.
  • Bedroom One has twin beds that can be linked to form a king size (5ft) bed, and an en-suite with shower, WC and handbasin.
  • Bedroom Two has a double bed and is dual aspect, with views to the side and rear garden and woods.
  • Bedroom Three has two single beds which can be joined to form a super king sized (6ft) bed.
  • Bedrooms Four and Five can be used separately as a twin and double, or opened up to form an interconnecting family suite with two single beds and a double bed. Bedroom Four has an en-suite with bath and shower above, WC and hand basin.
  • Bedroom Six is the largest bedroom. It has a triple aspect and an en-suite with bath, WC and hand basin.
  • There is a shower room with WC and hand basin that can be accessed easily by four bedrooms.

Outside: A large paved patio area leads off both the dining room and the conservatory. It has several sun loungers and benches, and is a great place to relax on sunny days. Steps lead down to a flat lawn area, perfect for playing football and croquet. This area also has a trampoline and swing. There are three fields and woodland to explore, as well as a fenced-off pond. An all-weather tennis court provides hours of fun all year round. Off-street parking.

Additional Information: All utilities, linen and towels are included in the price. There is WiFi and central heating throughout the property. Short breaks are possible depending on availability. Well behaved pets are welcome with prior agreement from the owner. No smoking.
