About Jopes Mill

Jopes Mill is quiet and secluded, and ideal for a romantic break or a fun holiday with family or friends. Any stress you feel will simply melt away on arrival, as you are greeted by the 18th Century watermill in its peaceful riverside location. This two-bedroom cottage sleeps up to four people and is full of period character including traditionally handcrafted oak beams and the original waterwheel and machinery. It feels wonderfully remote yet is easy to reach, convenient to the A38 and only 10 minutes from the famous seaside town of Looe. You can quickly get to all of this region's favourite sights and attractions. Alternatively, hunker down for the week, reading, napping, and making the most of the five-acres of private woodland and gardens. A riverside walk takes you to an excellent pub in only half an hour.

While Looe is well-known as a fantastic summer holiday destination, it has plenty to offer visitors all year round. Its vibrant harbour is busy with fishing and sightseeing boats, and you'll often see children sitting on the harbour wall, dangling a line for crabbing. Looe has an excellent variety of independent shops, pubs and cafes. Looe Museum is in the medieval Guildhall building, complete with the original cells that once contained pirates and other rogues. Local attractions include beautiful East Looe beach, boat trips to Looe Island where there is a colony of seals, and the South West Coast Path which boasts some of the best views in England. The sheltered, south-facing beaches around Looe have ideal conditions for kayaking, canoeing and paddleboarding. Hire a tandem kayak and paddle around the coast to secluded beaches that are difficult to reach on foot.

There are two golf courses and a pony trekking centre only a few miles from Jopes Mill. There are picturesque walks from the door and loads of scope for cycling and mountain biking - especially with the wildly beautiful Bodmin Moor nearby. Polperro is about 20 minutes by car, and the historic naval city of Plymouth and the Eden Project are both 30 minutes away.

Jopes Mill's owners are keen to ensure that guests feel settled and welcome even before they cross the threshold. You'll have a home-cooked Cornish cream tea on arrival, and there are thoughtful touches like fire pits and barbecues outside to help you make the most of the spectacular location.

Jopes Mill is a beautifully converted 18th-Century watermill beside the River Seaton. The property was converted in 2020 so everything is still nice and new. Accommodation is over three levels.


  • Stone walls and hardwood are a decorative feature of the open-plan dining area. The dining table is next to the mill machinery, with seating for six diners, providing space for visitors or guests from Jopes Lodge when the two properties are booked together.
  • Sleek surfaces and an efficient layout together with quality appliances and a good complement of equipment make the kitchen a pleasure to use. It includes a dishwasher and a washer/dryer for guests' convenience. There is also a small table with two chairs.

First Floor:

  • Stairs rise from the kitchen to the first floor where the living room and one of the bedrooms are. There is also an external entrance on this level.
  • Original mill stones are a feature in the living room, where there are comfortable sofas, a log burner (logs provided) and a Smart TV with a Fire TV Stick and Netflix. Superfast Fibre Optic WiFi ensures your films won't buffer halfway through, and the owners have put in USB ports around the house.
  • Double bedroom with a king size zip-link bed that can be separated into two single beds if preferred. The deep windowsill is a reminder of just how thick the stone walls are, and the vaulted ceiling has solid oak beams. The window has tranquil garden views.
  • Modern bathroom with a corner shower, WC and a handbasin.

Top Floor:

  • Second bedroom with a king size bed, pitched ceiling with original oak beams, and lovely garden views through the window and the dormer window. This room is big enough for a sitting area with a low table and two chairs so the perfect place to relax over morning coffee.
  • The bathroom has a deep bath with a shower attachment, a heated towel rail, WC and a handbasin.

Outside: The cottage has a private garden and a deck with a table and chairs. Guests also have the shared use of five private acres of grounds which include gardens, woodland, barbecues and fire pits, as well as river frontage. There is off-street parking.

Additional Information: All utilities, WiFi, fuel for the log burner, bed linen and bath towels are included. Short breaks may be possible outside of the main holiday seasons, depending on availability. Smoking and pets are not permitted.

Jopes Mill Noticeboard

We have been using the lockdown to make Jopes Mill an even better place for your holiday. We have built a number of new garden benches so that you can enjoy time by the lake or in the woods. Also we have created a new woodland trail through our wooded hillside, ready for the carpet of bluebells which will come in early April. At the same time we have been building up the stocks of wood for the wood burner in the mill next winter.
