Set within their own private gardens, are four charming 18th Century four star holiday cottages which provide a rural retreat where guests can enjoy lovely open countryside walks and return home to put their feet up in front of a cosy wood–burning stove.
Cycle Route No. 1 winds its way down the quiet lane, passing the garden gate so bring your bikes and enjoy them or hire them locally.
Along with the other cottages, Holly Tree Cottage is located in the tiny hamlet of Sibton Green, situated just outside Yoxford, Sibton and Peasenhall - all about one and a half miles. It is within easy reach of Minsmere, North Warren and Dunwich reserves (all about seven miles), and the whole of the lovely heritage coast.
The whole area is ideal for walking, bird watching, cycling, riding and playing golf and Sibton's origins date back many years, possibly pre-dating Roman times.
Neighbouring villages boast some excellent pubs, Framlingham being one with its well preserved and picturesque castle. Steeped in natural beauty the Heritage coastal towns of Southwold and Aldeburgh are just a twenty minute drive away.
Southwold is one of the most popular resorts on the east coast, and is surrounded by creeks, reed beds, marshes and flanked to the south by the Blyth estuary. It is home to the famous Adnams Brewery, making it a 'must' for beer lovers to visit! It is also famous for its beach huts along the promenade, the award winning pier, beach amber and the lighthouse.
The pretty Victorian town of Aldeburgh is another real favourite seaside escape, which offers a wide variety of wildlife on its estuary, marshes and shingle beach and plenty of opportunities for those who enjoy sailing and golf. It is also famous for its fish and chips!
For those wanting to travel a little further a field, within forty five minutes drive of Sibton Green is Beccles, the gateway to the Norfolk Broads, Lowestoft with its fishing community and Laxfield with the Kings Head “Low House” pub.

This very spacious 18th Century red brick semi–detached cottage is ideal for friends or family who want to holiday together.
The accommodation overlooks pretty cottage gardens to the front and side. To the rear and other side there is a large private patio overlooking spacious gardens with views across open countryside.

Converted dairy with vaulted ceiling, exposed beams and Suffolk brick floor. This large room serves as an elegant dining room to seat eight and a lounge area with television, sofa bed and French doors leading onto a large patio with garden furniture.
Spacious well equipped kitchen with double range/hob and large fridge.
Conservatory/breakfast room.
Utility room housing a washing machine, tumble dryer, dishwasher and freezer.
Shower Room with double shower, wash basin and toilet.
Cloakroom housing WC and washbasin.
Two separate staircases lead up to the first floor providing a good degree of privacy.
First Floor
Reached by a quaint winding staircase there is:- Large double bedroom with en-suite bathroom - bath, hand basin and WC.
Another quaint winding staircase takes you to:- Large bedroom with double and single bed and a single bedroom.
Garden: The cottage benefits from its own patio with table, chairs, BBQ and parasol. Ponds are fenced for safety.
Additional information: Prices include central heating, lighting and all logs as well as linen and towels. There is ample off road parking in the private car park. The owners provide free wireless internet access but you have to bring your own laptop!
Prices: Prices listed on advert are based on 2-3 people sharing the cottage and the price goes up according to the number of people within the party. Short breaks offered (three night minimum between Sept to July inclusive).
