Avocet Rest is situated in the heart of the South Lincolnshire fens just three miles from Boston and twenty miles from Skegness. The area is a bird watchers paradise and is ideal for a relaxing holiday in the countryside.
The property is an annexe to the owners bungalow and benefits from having no near neighbours and being set back about forty yards from the road. It is positioned a mile outside the village of Freiston which offers two pubs (both serving food), a butchers, a village shop with a post office and a church. There is also a daily bus service from the village into Boston or Skegness.
Avocet Rest is situated less than a mile (within walking distance) of the RSPB reserve of Freiston Shore and the Wash and less than a thirty minute drive from the new RSPB reserve of Frampton Marsh. It is also less than forty five minutes from Gibraltar Point at Skegness.
The property sits in half an acre of garden which has many nest boxes and bird feeders, which are in constant use. The bird population of Avocet Rest consists of a flock of some fifty resident house sparrows, along with an abundance of gold finches, black birds, wood pigeons, song thrushes, wagtails, magpies, jays, pheasants, partridges, wrens, collard doves, robins, sparrow hawks, owls, blue tits, great tits, green finches and chaffinches, making this a bird watchers paradise.
Lincolnshire is a relatively small county with its county town of Lincoln less than a hour's drive away from Avocet Rest. There are plenty of things to do in the area including: horse racing at Market Rasen and Southwell; boat trips are run by the RSPB from Boston out into the Wash and up the river Witham; plenty of good walks; seal spotting at Gibraltar Point or at Skegness's seal sanctuary; Sandringham - The Queens residence; Belvoir Castle, the family home of the Duke and Duchess of Rutland; and Burghley, home of the horse trials. There are also many places to fish, either trout or course.
This area offers something for everyone and if you decide you just want to relax and enjoy the garden with its birds, then you can do just that and you will not be disturbed.

Kitchen/sitting room - the kitchen area is fully fitted including a fridge with a freeze box, microwave, a washer/dryer, electric oven and hob and comprehensive cooking facilities. The lounge area has two comfortable chairs, a colour television, DVD player, digital radio/CD player and electric fire.
Additional information: The Annexe is heated by oil fired central heating. There is wireless internet access. Mobile phone reception is good in this area. Guests have the use of a large garden which gets the sun all day, with good garden furniture including table, parasol and a barbecue. There is ample off road parking. Short Breaks are either two, three or four nights are offered - please enquire with the owner. No Smoking. Children over the age of twelve are welcome when accompanied by one adult, as there are only sleeping arrangements for two guests. Guide dogs and well behaved pets are welcome but must be kept on leads at all times. (No puppies please).
