Dating back to the 1700s, this character holiday cottage accommodates parties of up to ten and is ideal for friends or family who want to holiday together in the Lake District National Park.
Positioned on the outskirts of the pretty village of Penny Bridge, the cottage is just five miles from Coniston Water and six miles from Windermere, making it an ideal base to explore the Lake District along with its many attractions. It is also perfect for using as a retreat where you can simply relaxing and unwind within a peaceful rural setting.
This is a secluded location, with no neighbouring properties on its single-track road and the cottage's elevated position provides lovely views over the Leven estuary. However, it is less than a mile from convenient local shops at Greenodd where you will find a pub, butcher, garage and general store.
This traditional Lakeland farmhouse is set within around two acres of land and has recently been extensively refurbished and modernised to provide very comfortable accommodation that retains lots of original character, including exposed beams, open fires, pine doors and a wood burning stove. All rooms have lovely rural views and it has recently had central heating, a shower room and a new kitchen fitted.
For those who are not content with simply relaxing in the house and garden, whilst watching the ever-changing views, there are plenty of places to visit and things to do. The Lakeside and Haverthwaite Steam railway is just three miles away where you can catch a train to Lakeside and visit the Aquarium of the Lakes, Stott Park Bobbin Mill, or catch a ferry to Ambleside or Windermere. Take a passenger ferry to Coniston village from the Victorian pier at Lake Bank which is just a short drive away from the cottage. Explore the area by bike on one of the off road cycle routes that are near to the cottage. Enjoy a game of golf at one of the most scenic golf courses in the country at Bowness-on-Windermere or seek adventure at Grizedale Forest's Go Ape which provides a challenging course of rope bridges and zip slides high off the ground. Alternatively visit the homes of Beatrix Potter, John Ruskin and William Wordsworth.

Downstairs
Large kitchen / dining room fitted with gas hob/electric oven cooker, microwave and fridge. There are shuttered French doors that lead to the terrace, along with an original Yorkshire Range and original slate flagged floor.
Utility room with additional fridge, freezer and washing machine.
Downstairs shower room with fully tiled shower, WC and wash-handbasin.
Separate ‘snug’ with slate floor, open fire, sofa (this is a sofa bed that can accommodate an extra two guests), chair, television with Freesat, recorder and DVD player.
Large living room with wooden floor, vaulted beamed ceiling, piano, cast iron wood burning stove set onto a stone hearth and French doors with shutters leading out to the private rear garden.

Bathroom with freestanding bath and WC.
Large beamed attic family bedroom with two single beds and one 4ft bed. There are two double glazed Velux windows, exposed beams and skylights. Please note that access to this room is via a staircase with restricted height. The two single beds can also be moved together to form a large double.
Outside: There is an outside toilet with sink. Hill Top is set in its own grounds with attached and detached storage barns (not currently in use). The private garden to the rear is south easterly facing with a barbeque terrace, lawn and shrubbery. The garden slopes gently down to a stone wall adjacent to the orchard / paddock. To the side of the house is a flat lawn / parking area for several cars.
Additional information: Short breaks may be available - please enquire. There are duvets and pillows for beds, but you will need to bring your own towels, tea towels and duvet covers sheets and pillowcases. Mobile phones are in signal here, and there is a landline for emergency use only.
Sport facilities includes: storage for bikes and canoes, a table tennis set, and using the side flat garden, a net for tennis and badminton with bats/rackets and croquet are available.
