Lower Sellicks is a peaceful cottage set beside a stream with a delightful sunny garden. It comfortably accommodates eight to ten people in four bedrooms and is located within the Exmoor National Park. The spaciousness of the cottage and its layout will appeal to a wide range of visitors including families holidaying together, families with grandparents, groups of walkers etc.
The cottage is situated in a quiet Exmoor village with local amenities just a few minutes walk away. These include The Valiant Soldier pub which serves home cooked, locally sourced food and the Village Stores and Post Office which stocks a range of groceries, fresh produce and newspapers. There is also a children’s play area.
Lower Sellicks is an excellent base for walking with some of the many footpaths that criss-cross the area passing very close to the property. There are a number of circular walks from the cottage which can be easily planned to arrive at one of the local pubs at lunchtime!
Many of our visitors enjoy simply relaxing and playing in the house and garden but for those who want to venture out there is a wide range of local attractions. Accessible beaches are just few miles away and slightly further is the seaside town of Minehead (fifteen minutes drive). There are museums, historical villages and properties such as Dunster Castle to explore as well as various animal, theme and activity centres like the nearby Tropiquaria Zoo. The scenic West Somerset Railway can be boarded just a couple of miles away at Washford Station and for those wanting more activity, Wimbleball Lake (less than ten miles) offers canoeing, windsurfing, sailing, rowing and fishing.

Accommodation comprises:
Main sitting room has comfortable seating which includes two chairs which convert into full sized single beds. It also has a log-burning stove, television and DVD player.
There is a second sitting room which is well furnished and also has a log burner and a television. This sitting room has a door leading into the garden.
The dining room can accommodate up to ten people.
The kitchen overlooks the garden and has a stable door leading to the outside. It is well equipped and has an electric cooker, microwave, fridge, freezer and washing machine/dryer.
Downstairs there are two bedrooms – one double, one twin.
Upstairs there are two bedrooms both with twin beds.
There are two bath / shower rooms. Downstairs the bathroom has a bath with electric shower over and washbasin and there is a separate WC with basin. Upstairs there is a large shower cubicle with electric shower, washbasin and WC.
Outdoors: The cottage has a large, attractive and well cared for garden with plenty of scope for relaxation and play – splashing about in the stream which runs through the garden is a particular favourite with children. There is plenty of garden furniture including an eight seater table for alfresco dining.
Additional information: BT Broadband internet access available (via cable or wireless). Off road parking for four cars. Lots of books, maps and guides for visitors to borrow. All electricity, logs/coal and bed linen are included in the price. Pets by prior arrangement only. Short breaks available outside peak times – prices start at £220.

What an absolutely gorgeous cottage and delightful garden.....we couldn't believe our luck in finding such a gem! The children loved paddling in the stream, exploring the garden and marching backwards and forwards across the bridge! Us adults enjoyed a great family get together.
We had a lovely week in Roadwater. Two wet days but fine otherwise and quite mild so we were able to enjoy the garden and the children did some splashing in the stream. We found the house very comfortable and cosy and an excellent base for exploring the local area. We had a splendid walk around from Tarr Steps and we very much enjoyed the steam train up to Dunster and a visit to the village and castle as well as some coastal walks.
