The Old Mine House is reached by a discreet 600-yard country track assuring privacy and is surrounded by rambling farmland, overlooking sleepy Horrabridge on the River Walkham (known for its ancient bridge). Badgers, buzzards and owls daily frequent the wild grounds, as well as the occasional fox, deer and heron. From the gate, the view to nearby Cornwall is outstanding; from the door, an idyllic woodland footpath crosses the stream and winds through bluebell glades towards rugged moor, or, past the big manor and across the meadow, to emerge at the friendly village pub. Private and safe for youngsters, complementing a large meadow, with its badminton net and shaded pond, is an adventure play area beside the house comprising of swings, treehouse, Wendy house, scrambling net etc.
The house is a perfect base for Dartmoor, both Devon coasts and Cornwall, with the Eden Project just 40 miles away. Much closer are to be found river walks, cycle trails, NT properties, clean South Hams beaches, spectacular Lydford Gorge, and most activity resources including quad-biking, cycling, climbing/abseiling, and river canoeing on the Tamar.
The house has successfully accommodated tuitional and religious retreats, academic and alternative therapy courses, wedding groups, Stag and Hen groups, corporate team-building weekends, college reunions, big family holidays, large parties of friends, birthday parties, day seminars, and school camps, in the adjoining hay meadow. Outside caterers are also familiar with the Old Mine House.

The Old Mine House is suitable for large or small groups, the spacious 7-bedroom capacity comfortably sleeps 16 – 20 maximum; an optional winterised cabin (with bunks and a great view!) further enhances sleeping arrangements. Beds are mainly a mix of doubles and singles, with duvets, linen and extra blankets all included, in centrally-heated and carpeted rooms (some with handbasins), and radios, magazines, a few televisions and even hot water bottles are provided. One bedroom is downstairs; there are three bathrooms and toilets.
The high-ceilinged main lounge, enhanced by books, pictures, a big 28-inch colour freeview TV and radio/cd player, has comfortable sofas around a restored Victorian slate fireplace for winter log fires. A second very cosy lounge with TV/VCR/DVD and video library offers further relaxation space enabling the group to separate if desired.
The large, well-equipped kitchen has a 5-ring ceramic double oven, microwave, fridge-freezers, coffee machine, toaster, Kenwood mixer, blender etc., dishwasher, washing machine and electric iron are also to hand. Hotplates and food warmers are to be found in the spacious, atmospheric chandeliered dining room, where everyone can eat around one large table.

Wetland nature area. Pond (fenced) – hammock, arbour, landing stage, seats. Geese and guinea-fowl are kept on the property.
Woodland footpath to open moor, badger setts and village pubs.
Prices: Despite the current harsh economic climate, the owner is of the view that everyone deserves a break or holiday. Therefore, in an effort to accommodate all pockets, he is offering rates on a totally flexible/negotiable basis.
The house is there to be let, at an affordable rate for as few, as say, six, or as many as eighteen to twenty, based around your budget. By doing this, the owner is hoping to be fair, realistic and not out of reach of most bank balances. Simply give the owner a call to agree a rate.
To further ease the budget, everyone arrives to a big, complimentary fruit pie, cooked by the village baker that day; also, in the fridge for weekend groups are breakfast basics (eggs, bacon, bread, milk, juice etc). Finally, the owner has the number of a local chef/caterer who delivers some pretty exciting 'hand-made free range meals' to the door for under £3.50 per head - extensive menu available when booked.
