Sycamore House sleeps up to eight guests in four bedrooms and is a listed Westmorland longhouse which provides the perfect place for a relaxing holiday for friends or family. It is located next to three other holiday homes which can be rented together to accommodate large parties of up to thirty guests, although each property is quite separate with its own space and ideal for smaller groups. Well situated in beautiful countryside and just a short drive from the M6, this is an ideal meeting place for groups wanting a central location to get together.
The house is very spacious with plenty of character and the majority of the house has recently been renovated, including the large farmhouse kitchen with log burning stove at one end and range cooker at the other - there is room for twenty guests to sit and dine together.
Sycamore House sits in the picturesque, tranquil village of Dufton at the foot of the Pennines in Cumbria. Dufton provides easy access from the M6 or A1 and is a pretty conservation area with a pub and traditional village green. It is ideal for those who want to explore this beautiful area by bike or foot with good walks (both easy and challenging) and cycle routes taking you into the Pennines from the front door. Sycamore House welcomes dogs (by prior arrangement).
Just a short drive from the Lake District, Yorkshire, Hadrian's Wall and the Scottish Borders, this is a perfect base from which to explore the northwest of England. Alternatively simply relax in this peaceful setting or take a short stroll to the village pub which serves good food and beer.
There are plenty of things to do and attractions within an hour's drive including: paint balling; pony trekking; "Via Ferratta" - an exciting new way to get up a mountain; "Go Ape" - an aerial playground with zip wires; quad biking; bread making courses at an organic village bakery; animal parks; steam trains; an ice cream farm; canoeing and sailing.
Appleby-in-Westmorland is the nearest market town, where you can find top quality butchers and bakers. Appleby also has a golf course and swimming pool. Penrith is the nearest larger town which is just twelve miles away offering a wide range of amenities including supermarkets, plenty of other shops and a cinema.

Accommodation comprises:
Four bedrooms (three doubles and one twin/double) - two of which are en-suites.
Two additional bathrooms, along with an additional toilet. One bathroom featuring a luxurious corner bath.
Living room with a second log burning stove set into the huge stone fireplace, a 42 inch digital television, DVD player and music system.
Large farmhouse kitchen with range cooker at one end and logburer at the other. The kitchen is also equipped with washing machine, dishwasher, microwave, fridge, freezer, oven, hob and grill along with table and chairs and comfortable seating.
Outside: Guests have the use of an undercover BBQ area with gas BBQ and plenty of seating and tables.
Group bookings: Sycamore House can be rented with the other properties for larger group bookings of up to thirty guests, although each property is quite separate with its own space. Formal dining for twenty is available in Sycamore House and outside catering can be provided - buffets can also be arranged, catering for over thirty guests. Midtown Barn sleeps four guests, Midtown Farmhouse sleeps eight and The Dairy sleeps ten.
Additional information: Short breaks are available any time outside peak periods and possibly during peak periods - please enquire with the owner. Discounts may be offered for bookings longer than one week, short notice bookings (within two weeks of the intended stay) or for couples - these discounts are only available by contacting the owner directly by phone or email. Freeview available. Towels and bed linen provided and fuel and power included in the price. Pets welcome by prior arrangement. No smoking.
